House Washing in Dry Creek Ranch, Eagle

Most of Dry Creek Ranch is stucco with hardie and stone veneer accents, put up in the last several years. Up here the wall problems are predictable: iron staining along the bottom courses where sprinklers hit, green on the shaded north elevations, and chalky sun-faded paint on the west side.

What Dry Creek Ranch Walls Are Actually Made Of

These homes are new construction by valley standards, so the exteriors are the current foothills package: a stucco field in a knockdown or light sand texture, fiber-cement board-and-batten on gable ends and accent walls, stone veneer at the base and around porch columns. Very little old wood siding, very little vinyl. That mix changes how the house has to be washed. Knockdown stucco texture is a grid of tiny shelves, and the decomposed granite grit that blows in off the open ground above the subdivision settles into every low spot. A garden hose takes the top layer off and leaves the rest sitting in the texture, which is why a rinsed wall still looks gray in raking afternoon light. Soft wash works because the solution has dwell time to lift dirt out of the texture instead of skating over it.

The Sprinkler Line, and Why Washing Won't Erase It

The orange-tan band across the bottom two or three feet of stucco is the most common call we get out here, and it is not dirt. It is mineral — iron and calcium out of the irrigation water — driven into the wall face and baked there by sun after every cycle. Soft-wash chemistry kills organic growth. It does nothing to bonded mineral. Removing that band takes a separate acid-based masonry treatment, and on textured stucco it is usually a partial lift, not a full erase; if it has been reloading for several seasons it can permanently shift the color. Here is the field test: wet your thumb and rub the stain hard. If dirt, the color moves. If nothing changes, it is mineral, and we will tell you that before we quote it rather than after we wash it.

North Walls Go Green, West Walls Go Chalky

Two opposite problems live on the same house here. The north and northeast elevations sit in shade most of the day, hold moisture under deep eaves, and grow a green-black algae film that starts in the shadow line under the soffit and works down. That is exactly what soft washing is for — the solution dwells, kills the growth at the root, and gets rinsed at low pressure with no scrubbing and no ladder marks. The sun side is the reverse. South and west stucco and painted hardie take full unobstructed foothills sun, the paint binder oxidizes, and the surface chalks. Rub it with a dark sleeve and you get white powder. Washing removes that chalk. It does not bring color back, because what sits under the chalk is faded paint and no chemistry restores that.

What Happens Before Any Solution Touches the Wall

Landscaping in Dry Creek Ranch is often young — new sod, first-year plantings, drip line still exposed in places — so plants get pre-wet, sensitive beds get covered, and everything gets rinsed again on the way out. We check weep screeds, control joints, and any unsealed penetration before we start, and we keep the tip well back and let the chemistry do the work. Pressure on stucco is how you blow out texture and push water into the wall cavity, so it does not happen on our jobs regardless of how stubborn a spot looks. Glass gets attention too: soft-wash solution dries on windows and leaves spotting, so we rinse the glass down with the deionized water we already carry for window work rather than leaving you a house with clean walls and hazy windows.

Pricing and Scheduling Out Here

House washing runs $0.18 per square foot, soft-wash, safe for all siding, measured off wall area rather than the floor plan on your builder sheet. House Washing in Dry Creek Ranch — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Can you pressure wash my stucco?

No, and you do not want anyone to. Pressure blows out knockdown texture, chews the sand finish around control joints, and can force water past weep screeds into the wall cavity where you will not see the damage for a year. Everything on a stucco or hardie home here is soft wash: low pressure, correct dwell time, thorough rinse. The cleaning is done by chemistry, not force.

Will washing take off the orange stain along the bottom of my walls?

Usually not. That band is mineral from irrigation water, not dirt, and soft-wash solution does not touch bonded mineral. It takes a separate acid-based masonry treatment, and on textured stucco expect a partial lift rather than a clean erase. Test it yourself: wet your thumb and rub hard. If the color does not budge, it is mineral. The permanent fix is adjusting the heads so the wall stops getting sprayed.

My west wall looks faded and leaves powder on my hand. Can you fix that?

We can remove the powder, which is chalked paint binder that oxidized under afternoon sun. What we cannot do is restore the color underneath, because that is genuine UV fade. After washing, the wall will be uniform and clean rather than new-looking. If repainting is in your plans, wash first anyway — no painter should be putting fresh coating over a chalking surface.

How often does a house up here actually need washing?

Once a year covers most homes in Dry Creek Ranch. The exceptions are houses with heavy shade and plantings tight against a north wall, where algae can come back inside six months, and lots sitting next to active grading, where construction dust films the stucco far faster than a finished street would. If your walls still look clean at eleven months, wait. We will tell you that on the phone.

Is the soft-wash solution safe for new sod and first-year plants?

It is when the prep is done right, which is the part that actually matters. Plants and beds get soaked with clean water before we start so they cannot absorb concentrate, anything sensitive gets covered, and the whole perimeter gets rinsed again when we finish. Newer landscaping in this neighborhood is still establishing roots, so we take longer on prep here than on a mature Eagle lot.

How do you price it, and does the stone veneer cost extra?

It is $0.18 per square foot of wall area, quoted before we start, with no separate charge for stone veneer or hardie accents on a standard wash. What can add cost is a dedicated mineral treatment on sprinkler staining, since that is a different chemical and a slower process. Call (208) 453-6760 and we will price your specific house rather than a range.
