What the walls out here are actually made of

This park went up in the late-1990s-through-2000s wave of Eagle Road commercial building, and it shows in the wall assemblies. Most of what we wash here is synthetic stucco or EIFS on the upper field, split-face CMU block on the wainscot and around trash enclosures, painted metal panel on the flex and shop bays, and a brick or stone veneer accent at the entries. That mix matters more than the address does. EIFS is foam board with a thin acrylic skin over it — a pressure washer at real pressure will chew a hole straight through it, and split-face block is porous enough to soak water in behind the face if you drive it in. So everything vertical here gets soft-washed: low pressure, the right mix, and dwell time doing the work instead of force.

The sprinkler line is what you're really looking at

Nine times out of ten the call here starts with the bottom three feet of a wall. The south and west faces get the opposite problem: full afternoon sun off Eagle Road, ten-plus years of UV on the coating, and the paint or acrylic finish begins to chalk. Rub it and white powder comes off on your hand. Washing a chalked wall removes the dirt and the chalk, which is the right outcome, but it also reveals that the finish has faded unevenly. Our building is EIFS — is washing it going to damage the finish?

Not the way we do it. EIFS is foam board with a thin acrylic skin, and a pressure washer at real pressure will punch through it or force water behind a joint. We soft-wash instead: low pressure, a cleaning solution that does the work while it dwells, then a gentle rinse. We also look for existing cracks or failed sealant at windows first, because water finds those whether we wash or not.

There's a white chalky band along the bottom of our wall. Will washing take it off?

Partly, and I'd rather say that up front. That band is hard-water mineral from the landscape sprinklers hitting the building every cycle. Soft washing removes the dirt, algae and surface film in it and lightens the deposit noticeably. But calcium that has cycled through several summers on stucco is bonded into the surface, and no amount of pressure removes it without wrecking the finish. Aiming the heads away from the wall is the actual fix.

Why does our north wall turn green again a year after it was washed?

Because the conditions that grew it are still there. North and northeast elevations in this park get very little direct sun, and the irrigation along the foundation keeps that side damp. Algae regrows on schedule. Washing it once a year keeps it off; a Quarterly or Monthly membership keeps it from ever getting visible.
