The houses closest to Lakeview Park are older than most of Nampa — 1960s and '70s ranches and split-levels wearing painted hardboard lap, T1-11, aged aluminum, and whatever vinyl got hung on them in a later remodel. Each of those takes a wash differently, and all of them stain from the same three sources here.
On a walk down the streets feeding into the park you'll see four different exteriors, often on the same block. Painted hardboard lap (the Masonite-type board common on 1970s Nampa builds) swells and delaminates along the bottom edge if water gets driven behind it. T1-11 plywood siding traps water in its vertical grooves. Aluminum siding dents and, once oxidized, gives up a chalky film onto anything below it. Vinyl retrofits handle water fine but the old caulk joints behind them often don't. We identify the substrate before the pump ever runs, because the correct pressure on vinyl is the wrong pressure on a 50-year-old hardboard butt joint. House washing here is $0.18 per square foot as a soft wash — cleaning solution and dwell time doing the work, not force.
Lakeview Park sits in the older, irrigation-fed part of Nampa, and a lot of these yards run off pressurized canal water with real iron content. You can spot the pattern from the curb: an orange-brown band on the siding starting a foot or two off the ground and fading out at about head height, worst on whichever wall the heads over-throw. That is mineral staining, not dirt. A soft wash lifts the dirt film sitting on top of it, but iron needs a dedicated oxalic-based rust treatment to actually come off — the two are separate steps and we'll tell you up front which one your house needs. If the heads keep hitting the wall, it comes back. Adjusting or swapping in a lower-arc nozzle does more for you than washing twice a year does.
The canopy around Lakeview Park has had sixty-plus years to fill in, and the shade that makes these yards pleasant in July also keeps the north and northeast walls damp long after the rest of the house has dried. That's where the green-black film shows up — heaviest under eaves, behind downspout splash, and along any wall a mature tree overhangs. It's biological growth, so scrubbing it doesn't fix it; the growth has to be killed at the root or it regrows from the same spot within months. Our soft-wash mix handles that. If your north wall greens up noticeably faster than the neighbor's, look up: a limb resting over the roofline, or a gutter overflowing onto that elevation, is usually the reason.
West and south walls near the park take full Treasure Valley sun with almost no shade relief, and on aged aluminum siding and older painted hardboard that breaks the finish down into chalk. Run a hand across it and you come away with white powder on your palm. Here's the honest part: washing removes the loose chalk and the dirt bound up in it, and the wall will look markedly better and stop streaking down over your brick and concrete every rain. It will not restore the finish. If the paint is chalking, the paint is at end of life, and the correct next step is primer and paint, not another wash. A wash before painting is worth doing — nothing bonds to a chalked surface — but we'd rather you hear that from us than find out after.
Soft washing runs $0.18 per square foot and is safe on every siding type in this neighborhood, including the hardboard and T1-11 that straight pressure ruins. Before we start we cover plantings — the established beds around these older homes are worth more than the siding — close windows, and check for the gaps that show up on houses this age around old window trim and where a remodel met original construction. We rinse from the top down and keep the wand angled down so water isn't driven up under lap seams. Same-day and next-day slots are usually available. Fully insured, locally owned, founded here in 2025 by Hunter Stevens and Ethan Seusy, 4.9 stars across 115+ Google reviews. Memberships are Monthly or Quarterly with no contract, and the 7-Day Rain Guarantee applies.

Not by itself. A soft wash removes the dirt and organic film, but the orange is iron out of irrigation water and needs a separate rust treatment. We'll look at it and tell you honestly whether it will come clean, fade partially, or stay — deeply set iron on porous painted hardboard sometimes only lightens. Adjusting the sprinkler head that's hitting the wall keeps it from returning.
No, and that's why we don't do it. Straight pressure drives water behind the butt joints and bottom edges of hardboard lap, and that board swells and delaminates from the inside out — you often don't see the damage for a season. Same risk with T1-11 grooves. We soft wash at $0.18 per square foot instead: the solution does the cleaning, and the water pressure stays near garden-hose level.
Shade and moisture. Mature trees around the park keep north and northeast walls from drying, and algae regrows fast in that. Check whether a gutter is overflowing onto that elevation or a limb is sitting over the roofline — fixing the water source does more than more frequent washing. Otherwise a north-wall touch-up on a Quarterly membership keeps ahead of it.
It will remove the chalk and the dirt in it, stop the chalk from streaking down onto your brick and driveway, and make the wall look considerably better. It will not bring the color back. Chalking means the paint film is spent, and the real fix is repaint. If you're planning to paint, wash first — new paint won't bond to a chalked surface.
We wash it. Aluminum dents easily and oxidizes, so it gets low pressure and a gentle mix, and we rinse thoroughly so no solution dries on the panel. What we won't promise is that the oxidation goes away — that's the metal's finish breaking down, same story as chalked paint. The dirt comes off, the surface stops shedding white film, the oxidation stays.
$0.18 per square foot for the soft wash, priced off the actual wall area rather than a flat guess, so a single-story ranch near the park comes in well under a two-story. Rust treatment for sprinkler staining is quoted separately since not every house needs it. We give you the number before any work starts. Call (208) 453-6760 for a free quote.
