The siding mix here, and why it gets soft-washed

Walk this neighborhood and you see the same build recipe on most streets: stucco across the front elevation with a cultured stone or brick skirt, then fiber cement or vinyl lap on the sides and back where the builder saved money. Every one of those wants low pressure. Stucco takes a wand poorly — hit an EIFS or one-coat system at 3,000 PSI and you'll cut lines into the finish coat that no repaint hides. Vinyl lap is worse in a different way: pressure aimed upward drives water behind the laps and into the housewrap, and it drains out for weeks. So we soft-wash. Low pressure, a cleaning solution that does the actual work, dwell time, then a rinse. Runs $0.18 a square foot and it's safe on all four of those materials.

Eagle irrigates off untreated canal water — New Dry Creek Ditch and Farmers Union Canal supply the pressurized systems here, not treated city supply. On these lot sizes the rotors and impact heads sit tight to the foundation, so from April to mid-October the bottom three or four feet of siding gets sprayed every cycle and dries in the sun. What's left is a chalky gray-white band, heaviest on the stucco skirt and the first two courses of lap. Here's the honest part: soft-washing removes the organic soil and most of the film, but mineral scale that's had five or six seasons to bond into porous stucco does not fully release with a wash. It lightens, it doesn't vanish. That's a chemical descale or a repaint, and I'd rather tell you before we start than after.

North walls, cottonwood shade, and green algae

Combine damp morning air off the river with a north or northeast wall that never sees direct sun and you get green algae growth — a soft film that reads as dirt from the driveway and as a distinct green cast up close. It shows worst on light stucco and on white or almond vinyl, and it always comes back at the corner under the eave where the wall stays wet longest. A soft-wash kills the growth rather than just knocking the surface layer off, which is the difference between a north wall that stays clean fourteen months and one that greens up again by the next spring. Most homes here want the shaded elevations done annually even when the sunny sides could wait.

Sun-side chalking is not the same as dirt

The west and south elevations get baked. On a twelve to twenty year old home that means the paint on fiber cement, or the pigment in the vinyl itself, has started to oxidize. Run your hand down that wall — if you come away with a fine white powder on your palm, that's chalking, not soil. A wash pulls the loose chalk off and the wall genuinely looks better afterward, more even and less gray. But it does not restore the color, and anybody who tells you it will is selling. Badly chalked siding is a paint conversation. What washing does do is get the surface clean and de-chalked so a painter has something to bond to, and if you're not painting for another few years it buys back most of the curb appeal in the meantime.
