Most Vista driveways are the original slab, poured with the house in the forties, fifties, or sixties. Sixty-plus years of street trees, oil drips, and irrigation overspray have worked into concrete nobody ever sealed. It cleans up well, but it does not clean up the way a new subdivision slab does.
A slab poured in 1955 has lost most of its cream, the hard troweled skin on top. Under it is sand and aggregate held loosely together, and a narrow tip held close will strip that surface off in stripes you cannot undo. Once you have wand marks in a driveway they are there for good. So we start low with a wide fan and a surface cleaner, which spins two jets under a shroud and pulls an even pass instead of a burned line. Cleaner and dwell time do the work; pressure just rinses. On slabs already spalling or popping aggregate at the joints we back the pressure down further and tell you up front that the result will be clean but still tired. Concrete that is failing does not stop failing because it got washed.
Four sources, and they need different handling. Street trees planted when these blocks went in now arch over the driveways, and their leaf litter leaves tannin, a brown blotch that soaks in every fall. Aphids on maples and lindens drop honeydew, which grows black sooty mold on whatever is parked under it. Second, oil. Vista driveways are narrow, often a single-car ribbon, so the same tires and the same drip pan sit in the same footprint for decades. Third, winter. ACHD grit and brine come off Vista and Overland on your tires and stack up on the apron by the street. Fourth, irrigation. Canal-fed pressurized water carries iron, and a head throwing onto concrete lays down orange fan-shaped staining that reads like rust because it is rust.
Irrigation iron and old motor oil are chemical stains, not dirt. Rust from canal water sits in the pores of the concrete and needs an oxalic-type rust treatment, not more pressure. Blasting it just etches the slab around it and makes the stain more obvious against fresh concrete. Oil that has been soaking into a porous, unsealed driveway since the Reagan administration gets a degreaser and real dwell time, and on a sixty-year-old slab we usually pull most of it and leave a shadow. We would rather tell you that in the driveway than after we cash the check. Tannin from leaf litter and black sooty mold, on the other hand, come off well, and so does the winter grit haze on the apron.
Vista has real tree cover now, which is why the front walks on the shaded side of the street go green. That film is algae, and it is slick when wet, worst on the north side of the house and on the strip of sidewalk between the walk and the porch where sun never lands. Algae does not need pressure. It needs a soft-wash mix that kills it, because if you only blast the surface growth off it is back in a few months. Same approach on back patios and on the old alley parking pads behind a lot of these lots, where the slab meets gravel and the edges stay damp. Usually most of it. That orange is iron out of the irrigation water, and it is a chemical stain sitting in the pores, so it needs a rust treatment rather than more pressure. Pressure alone will etch the concrete around it and make the stain stand out more. We also point out the head that is causing it, because if the aim does not change it comes back the same way every summer.

On unsealed sixty-year-old concrete a good penetrating sealer does help, mostly by slowing down how fast oil and tannin soak back in. But it has to go on fully dry concrete, which in Boise means a couple of dry days after washing. We do not sell sealing, so treat that as a straight answer rather than an upsell. If your slab is cracked and heaving, sealing it is money spent on a problem sealer does not solve.
Yes, and on the shaded side of a Vista block it is often the part that needs it most, since the algae film there gets slippery in spring. It is priced the same at $0.20 per square foot.
