Barber Valley and Harris Ranch sit where the Boise River comes out of the canyon below Lucky Peak, and the arrays out here are mounted on post-2005 roofs with almost no mature canopy over them. That means full sun, which is why the panels went up — and raw canyon dust, which is why they stop making what they used to.
Two things coat panels out here, and neither one is normal city grime. The first is wind coming straight down the Boise River canyon past Lucky Peak with nothing to break it — no mature tree line, no older neighborhood upwind — so fine mineral dust lands directly on glass instead of filtering through a canopy first. The second is that Barber Valley is still being built. Phases are still going in, dirt lots get scraped and sit open, and construction dust from a subdivision half a mile away travels on that same wind. Construction dust is worse than road dust because it's fine, alkaline, and it bonds when it gets wet and dries in place. On a panel, that's a thin even haze across the whole surface, which costs you more than a few bird droppings ever will.
Southeast Boise runs a lot of Boise Project pressurized irrigation, and that water is untreated river water — no softener, no filter, straight to the head. It throws hard. If your array sits on a single-story wing, a garage roof, a shop, or a ground mount inside the landscape zone, there's a good chance a head is reaching it. That's the worst kind of soiling we see on panels. Dust rinses. Hard water does not — it dries into a bonded mineral film that etches into a haze and keeps building every time the zone runs. You can usually spot it: dust is even and dull, mineral spotting is blotchy, has visible dry-edge rings, and gets denser on the side facing a specific head. If that's what you have, fix the head's aim first. Cleaning a panel a sprinkler will re-spray on Tuesday is money spent twice.
The Greenbelt and the black cottonwoods along the river run right past Barber Valley, and for two to three weeks from late May into June that corridor throws fluff everywhere. On windows it mats into screens. On a low-pitch array it settles into the frame channels along the bottom edge of each panel and stays there, holding moisture and catching the next round of dust. Spring pollen does the same thing in a thinner layer across the glass. Neither one is dramatic on its own, but this is the exact stretch of the year — late spring into full summer — when your system should be producing its best numbers. Panels that go into July already loaded from June are giving up output during the months that actually matter for your annual production total.
Harris Ranch and Barber Valley homes went up after 2005, and the roofs reflect it: moderate to steep architectural asphalt with standing-seam metal accents over porches and bays, plus real two-story massing. Arrays here are almost always south or southwest facing on a main plane. Steeper pitch is a small advantage — rain sheds more debris than it would off a low-slope roof — but it also means less of the array is safely reachable, and metal accent panels get slick and dent easily. Add alley-loaded garages and narrow side yards, and ladder setup takes planning rather than improvising on the day. We scope access before the crew is scheduled, work from the roof edge or extension poles where we can, and tell you up front if part of an array can't be reached safely instead of guessing at it from the ground.
Straight answer, because this service gets oversold. Cleaning recovers output lost to soiling — dust, pollen, fluff, mineral film, droppings. That's real, and in a dry Boise summer with no rain from June to September it adds up. Cleaning does nothing for anything else. It does not reverse panel degradation, which every array loses a fraction of a percent to each year and never gets back. It does not fix shading, and that one matters here: Harris Ranch landscaping planted in 2010 is now tall enough that afternoon shade falls on roofs that were wide open when the array was designed. It does not repair microcracks, a failed optimizer, a bad string, or an inverter fault. It depends entirely on what's on the glass. A light seasonal dust haze is a modest loss. A bonded layer of construction dust or hard-water film from irrigation overspray is a much bigger one, because it blocks light unevenly across a panel. Rather than quote you a percentage we can't verify, check your monitoring app against the same week last year. If production is down and the glass is visibly dull, cleaning is worth doing.
Partly, and only for loose dust on a steeper pitch. Rain does nothing for mineral film from sprinkler overspray, and Boise typically goes June through September with almost none anyway — which is the exact window your array should be producing hardest. Rain also tends to leave its own spotting when it falls on an already-dusty panel and dries. It's a rinse, not a cleaning.
Usually, yes — deionized water carries no dissolved minerals, so it lifts existing hard-water film and leaves nothing behind of its own. But get the head re-aimed or swapped first. Untreated pressurized irrigation water will re-coat the same panels within days of the next cycle. If the film has been baking on for several seasons it may have etched the glass, and etching doesn't come off with any method. We'll tell you honestly which one you're dealing with when we see it.
No to both. Panels get 100% pure deionized water and a soft brush. Soap leaves a film that attracts dust faster than the panel was collecting it before, which defeats the point. Pressure risks driving water past the frame seals and into the junction box. Pressure washing is for concrete and siding, not for glass with electronics behind it.
For most Barber Valley and Harris Ranch homes, once or twice a year is the honest answer — typically after cottonwood season ends in June, and again in fall. Push to more often only if you have a specific source: an active construction phase next door, or irrigation reaching the array. If nothing is actively depositing on your panels, more frequent cleaning is not buying you much.
