What the Water Leaves on Century Landmark Center Glass

Two separate water supplies reach a Boise window and both of them are hard. The first is treated river and well water that is hard by any standard, which is why fixtures here scale even where sprinklers never reach the glass. The second, and the one that actually does the damage, is the New York Canal system and the Boise Project — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Why Century Landmark Center Glass Looks Clean and Still Hazes

The homes in Century Landmark Center have taken on the order of fifteen to twenty-five irrigation seasons, and mineral accumulates. For the first few years it rinses. Past year eight it bonds, and past that it etches — the deposit sitting in microscopic pits it has eaten into the silica. Two things make Boise different from the cities west of it. The first is the foothills: decomposed granite is a sharp, fine grit, and on a downslope wind it reaches glass that no farm dust ever would. It is the reason we are careful about dry-wiping anything in the Bench and foothills neighborhoods — grit plus a dry cloth is how glass gets scratched. The second is the inversion. For weeks each winter the valley lid holds particulate at ground level, and it settles as a fine grey film that is not dirt in the ordinary sense and does not rinse off in a rain. Winter is genuinely a good time to have Boise glass cleaned, because the low sun angle shows every bit of it and because pure water does not freeze on the pane at the temperatures we will work in.

Why There Are No Streaks, and Why It Lasts Longer

Streaks are a soap problem. Surfactant residue left in the corners and along the frame line is what you see when low sun hits a window two days after a cleaning, and it is also what the next dust settles onto. Because we never introduce soap there is nothing to leave behind. The glass sheets water off rather than beading it — the RainShield finish — which is why a pure-water clean measurably outlasts a traditional wash here, and why we can work in direct sun without racing evaporation.

How We Get to the Second Story

Homes here carry tall glass packages — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Water-fed poles do most of it, and the advantage is not only safety — rinsing at height with deionized water means the top of the pane gets the same treatment as the bottom, which is not true of a squeegee reached out from a ladder. Where the elevation will not allow a pole we set ladders properly, on levelled feet, with landscaping protected. We do not take on rope-access work.

If It Still Looks Hazy, Check the Screen

The most common call we get after a cleaning is that the windows still look grey from inside. Nine times out of ten the glass is fine and the screen in front of it is carrying a season of silt in the weave. Mesh is rough and holds far more than smooth glass does. Screen cleaning is a $50 add-on alongside a window service for that reason — pulled, washed flat, dried and reseated in the same openings.
