What the Water Leaves on Cumberland Glass

Two separate water supplies reach a Caldwell window and both of them are hard. The first is Caldwell's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. The second, and the one that actually does the damage, is the Caldwell Municipal Irrigation District, with storage held by Pioneer Irrigation District — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Because Cumberland is new ground, the first cleaning is a construction clean rather than a maintenance clean, and it should be priced and scheduled as one. Masonry fines and stucco splatter bond harder the longer they sit through irrigation cycles, so waiting makes it worse rather than easier. Indian Creek, the Old Grid and the New Edge

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. There is no single right interval and anyone quoting one without seeing the property is guessing. What drives it here is sprinkler exposure more than anything else. We will tell you what we think after the first visit, and it is frequently less often than people assume.

If It Still Looks Hazy, Check the Screen

A screen is a filter and it has been doing its job all summer. Silt dries in the weave and greys the whole view, so a perfectly clean pane behind a loaded screen still looks dirty. We would rather you added screens to the booking than paid for a window clean and felt it had not worked.

Cold-Season Cleaning

Winter changes the soiling rather than stopping the work. It is a good time to have glass done, because nothing new is being deposited and the result holds until spring start-up. What we will not do is pretend a cleaning fixes condensation: fog on the inside is a humidity problem, and fog between the panes is a failed seal.
