What the Water Leaves on Monarch Glass

Two separate water supplies reach a Nampa window and both of them are hard. The first is Nampa's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. The second, and the one that actually does the damage, is the Nampa Municipal Irrigation District, with storage held by Pioneer Irrigation District — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Fifteen-Plus Irrigation Seasons on the Same Panes

The homes in Monarch have taken on the order of fifteen to twenty-five irrigation seasons, and mineral accumulates. For the first few years it rinses. Past year eight it bonds, and past that it etches — the deposit sitting in microscopic pits it has eaten into the silica. Ordinary cleaning does not touch bonded mineral, which is why people here say the windows look clean but still haze in low afternoon light. That needs hard water stain removal, a separate mechanical and chemical process. We test one pane first and say honestly what will come back.

Indian Creek, the Old Grid and the New Edge

Nampa is one of the few cities in the valley that runs its own irrigation district — the Nampa Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. Nampa is really two cleaning problems wearing one city's name. The old grid around Indian Creek and downtown is pre-war and early-post-war housing: original wood sashes in places, single-pane and storm windows, mature trees dropping sap and tannin, and gravity irrigation running in ditches rather than pressurised pipe. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. How Often Monarch Actually Needs It

There is no single right interval and anyone quoting one without seeing the property is guessing. What drives it here is sprinkler exposure more than anything else. We will tell you what we think after the first visit, and it is frequently less often than people assume.

The Parts That Are Not the Glass

Most of what makes a window look bad is not the glass. Silt runs off the pane into the bottom track and compacts; the exterior sill collects the same material plus whatever the wind brings; and the screen in front is a filter that has been filtering all season. Clean the glass alone and the window still looks wrong. We detail track and sill as part of the service, and we stay off the seal line with anything high-pressure or metal.

Why There Are No Streaks, and Why It Lasts Longer

Streaks are a soap problem. Surfactant residue left in the corners and along the frame line is what you see when low sun hits a window two days after a cleaning, and it is also what the next dust settles onto. Because we never introduce soap there is nothing to leave behind. The glass sheets water off rather than beading it — the RainShield finish — which is why a pure-water clean measurably outlasts a traditional wash here, and why we can work in direct sun without racing evaporation.
