Two separate water supplies reach a Eagle window and both of them are hard. The first is hard water by any valley standard — mineral-heavy enough to mark glass on its own, before a sprinkler is involved. The second, and the one that actually does the damage, is the local irrigation districts and ditch companies serving the Boise River bench — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.
Plats this old came with mature trees, and that changes the soiling as much as the age of the glass does. Alongside mineral, Pattersons homes get sap, pollen and leaf tannin staining, plus shade that keeps north elevations damp long enough to grow something. The windows are frequently original — softer glass, early frames, putty gone hard — so we adjust method to condition rather than running a new-build process.
Eagle has the biggest glass packages in the valley on some of its biggest lots, and that combination is the whole job here: tall rear elevations, long sight lines, and irrigation zones large enough to throw water three-quarters of the way up a two-story wall. On a compact tract lot a sprinkler head sits a few feet off the foundation and only ever spots the bottom row of glass. Eagle is frequently not built that way. Larger lots mean larger irrigation zones, heads that throw farther, and overspray that does not stop at the sill — it carries up onto second-story glass and across the great-room wall. Combine that with the tall window packages that came with Eagle's custom and semi-custom builds and you get the specific complaint we hear here more than anywhere else: the upstairs windows are worse than the downstairs ones. They usually are. That is a pole job with pure water, and it is a sprinkler-aim conversation afterwards.
Streaks are a soap problem. Surfactant residue left in the corners and along the frame line is what you see when low sun hits a window two days after a cleaning, and it is also what the next dust settles onto. Because we never introduce soap there is nothing to leave behind. The glass sheets water off rather than beading it — the RainShield finish — which is why a pure-water clean measurably outlasts a traditional wash here, and why we can work in direct sun without racing evaporation.
Floor plans in Pattersons keep most glass within one or two stories, with the taller panes generally on the rear elevation. We clean that from the ground with carbon-fiber water-fed poles wherever the elevation allows. Poles keep ladder feet off finished landscaping, out of window wells and off the roofline, and they let us rinse with pure water at height rather than wiping with whatever is on the cloth. Where a pole cannot do a clean job we ladder it properly. Both crews are fully insured.
Most of what makes a window look bad is not the glass. Silt runs off the pane into the bottom track and compacts; the exterior sill collects the same material plus whatever the wind brings; and the screen in front is a filter that has been filtering all season. Clean the glass alone and the window still looks wrong. We detail track and sill as part of the service, and we stay off the seal line with anything high-pressure or metal.
