Mineral Is the Half You Cannot Rinse Off

Two separate water supplies reach a Eagle window and both of them are hard. The first is hard water by any valley standard — mineral-heavy enough to mark glass on its own, before a sprinkler is involved. The second, and the one that actually does the damage, is the local irrigation districts and ditch companies serving the Boise River bench — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Because Terraview is new ground, the first cleaning is a construction clean rather than a maintenance clean, and it should be priced and scheduled as one. Masonry fines and stucco splatter bond harder the longer they sit through irrigation cycles, so waiting makes it worse rather than easier. Big Lots, Big Glass, Bigger Irrigation Zones

Eagle has the biggest glass packages in the valley on some of its biggest lots, and that combination is the whole job here: tall rear elevations, long sight lines, and irrigation zones large enough to throw water three-quarters of the way up a two-story wall. On a compact tract lot a sprinkler head sits a few feet off the foundation and only ever spots the bottom row of glass. Eagle is frequently not built that way. Larger lots mean larger irrigation zones, heads that throw farther, and overspray that does not stop at the sill — it carries up onto second-story glass and across the great-room wall. Combine that with the tall window packages that came with Eagle's custom and semi-custom builds and you get the specific complaint we hear here more than anywhere else: the upstairs windows are worse than the downstairs ones. They usually are. That is a pole job with pure water, and it is a sprinkler-aim conversation afterwards.

Dust, Wind and Why It Returns

Mineral is the half people notice. The other half is river-bottom and foothills dust, plus the construction dust that comes with a city still building out its north and west edges. Dust on its own rinses off. Dust that lands on a pane still damp from a sprinkler cycle does not — it beds into the mineral film and cements there, which is the real reason glass here goes from clean to visibly dirty faster than people expect. Soap makes it worse, because surfactant residue in the corners is tacky and collects the next round. We introduce no soap, so there is nothing left to catch it.

Cold-Season Cleaning

Irrigation shuts off in winter, so no new mineral lands — but the low sun angle makes every existing deposit visible, which is why people notice their windows in January having ignored them in July. Exterior cleaning still works in the cold: pure water does not freeze on the pane at the temperatures we will work in, and we simply do not book when it is genuinely too cold. Interior condensation is a separate matter — that is indoor humidity meeting cold glass, and no cleaning changes it.
