What the Water Leaves on Vineyard Pointe Glass

Two separate water supplies reach a Nampa window and both of them are hard. The first is the City of Nampa's groundwater — all of it pumped from the city's own wells, and reported as hard as about seven grains per gallon. The second, and the one that actually does the damage, is Pioneer Irrigation District and Nampa & Meridian Irrigation District — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Fifteen-Plus Irrigation Seasons on the Same Panes

The homes in Vineyard Pointe have taken on the order of fifteen to twenty-five irrigation seasons, and mineral accumulates. For the first few years it rinses. Past year eight it bonds, and past that it etches — the deposit sitting in microscopic pits it has eaten into the silica. Nampa sits in the middle of working Canyon County farm ground, and that is the difference between glass here and glass in Boise. Field dust is not an occasional nuisance; it is a seasonal certainty, and it arrives while the irrigation is still running. Every city in the valley gets dust. Nampa gets harvest. From the first disking in spring through the onion and sugar-beet lift in the fall, there are weeks at a time when the air carries a genuine load of field silt, and it does not settle politely — it arrives on a west wind and it arrives while your irrigation is still cycling. Dust landing on dry glass rinses off. Dust landing on a pane still damp from a sprinkler bonds into the mineral film and stops being dust at all. That is why a Nampa window cleaned in August can look untouched by the end of September, and it is an argument for timing the work to the harvest calendar rather than the human one. We would rather clean your windows in late October, after the lift, than in early September and watch it undo itself.

Tracks Are Where the Silt Collects

Most of what makes a window look bad is not the glass. Silt runs off the pane into the bottom track and compacts; the exterior sill collects the same material plus whatever the wind brings; and the screen in front is a filter that has been filtering all season. Clean the glass alone and the window still looks wrong. We detail track and sill as part of the service, and we stay off the seal line with anything high-pressure or metal.

Pane count drives the number, not house size — a small home with forty divided lites takes longer than a large one with twelve big panes. Exterior starts at $199, gutters at $199, house washing $0.18 a square foot and pressure washing $0.20, and hard water work is per affected pane once we have tested. Nothing is on contract.

We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen.
