Model Home Exterior Cleaning Programs for Treasure Valley Builders

A model home is a storefront that stays open for a year or more. The clean has two deadlines: the grand-opening date, and then every week after it. Reflekt runs both: a heavy first pass before the ribbon, then a Monthly or Quarterly cadence with no contract. Give us the opening date and the build schedule next door.

Two Deadlines: The Ribbon, Then Every Week After

Two dates matter on a model, and only one of them is famous. The grand opening is fixed, and the trades finishing the sales office are not. We hold same-day and next-day slots for that reason, but same-day depends on where crews already are that morning, so call (208) 453-6760 first thing rather than at four. Exterior glass on a typical Treasure Valley model runs two to four hours, interiors about the same, and a three-home model complex is a full day. To lock the date we need the address, a pane count or square footage, whether interiors are included, gate and yard access, and confirmation that water is on at the meter. Our pure-water system runs off a hose bib, and a spec home with the meter shut off turns a booked morning into a reschedule. Book two days before the ribbon, not the morning of.

What Clean Glass Changes in Model Home Photography

The honest version first: clean glass does not sell homes. Floorplan, price, lot, and incentives do that. What it changes on a model is narrower. In brochure and drone photography, filmed or spotted glass reads as gray haze on the elevations facing the camera, and a photographer cannot edit that out of an HDR frame without the whole window going flat. In interior shots the window is the light source, so every mineral fleck shows as a dark speck against bright sky, and a dirty south wall of glass measurably dims how bright a great room looks. In 3D tours the camera passes the same window a dozen times. The third thing is perception: a buyer walking a model is being told nothing here has been neglected, and smudged entry glass argues with that. None of it moves a price sheet. It affects the first few seconds of a photo and the first few steps inside, which is real and small.

Working Around Sales Hours, Lockboxes, and Staged Homes

Sales hours are the constraint, not our calendar. Most models are open six days a week with an agent inside, so we work them early. Exterior cleaning needs nobody present, but it does put a truck in the driveway, hoses across the entry walk, and water on the glass for thirty to sixty minutes. That does not belong in front of a Saturday walk-in. Book model exteriors before open or on the closed day. Interior glass needs a door opened, so send the lockbox or keypad code in writing from the builder, sales manager, or community manager. A code relayed verbally by whoever picks up the phone is not access we will act on. Vacant spec inventory is the simplest work we take: no furniture, no people, close to half the labor of a staged model. Furnished models run slower because staging sits against the glass. Say at booking which homes are staged and which are empty.

Hard Water Is Worse in a Brand-New Community

New communities are the worst case for mineral. The model gets landscaped and irrigated first while the lots around it are still dirt, so heads throw calcium onto first-floor glass all summer with nothing to block them. On a July afternoon the water evaporates on a hot pane and the mineral stays. Two states, two different jobs. Surface spotting comes off in a routine cleaning. Mineral that has etched into the glass surface does not, and etching is physical damage, not dirt. The one-minute test: hose the pane down. If the haze disappears while soaked and returns as it dries, it cleans up. If the haze is still visible on soaked glass, it is etched. Etched glass needs a separate restoration pass, quoted and scheduled on its own, and it cannot be turned around before a Friday listing or a Saturday opening. Redirect the heads off that elevation first. Otherwise you buy the same clean every three weeks.

How the Program Prices and Bills

Pricing is the same list we quote everyone. Windows start at $199 and price by pane count, so a 2,400-square-foot model and a 4,000-square-foot showcase are not one number. Screen cleaning adds $50, gutters start at $199, pressure washing is $0.20 per square foot, and soft-wash house washing is $0.18. For a model, the entry walk and the elevation under the eave often photograph worse than the glass, so ask for those on the same visit. Cadence is where a program beats one-off calls. Monthly suits a model taking daily foot traffic; Quarterly fits spec inventory that sits. Neither is a contract, both include a free annual screen clean, and the 7-Day Rain Guarantee covers exteriors if weather spots them inside a week. We clean with 100% pure deionized water and no soap, finished with RainShield, which matters next to active lots because soap film holds construction dust. Invoicing goes by community or by address, whichever your accounting wants.

When We Tell a Builder to Skip It

Some model spend is wasted, and it is cheaper to say so before the invoice. If framing is still going up on the lots on either side, an exterior clean has about a week of life; do the elevations that face the sales entrance now and wait on the rest until the neighbors dry in. If the model is in the last phase and about to be sold as-is with the furniture, skip the glass and put it into the entry walk, which is what every buyer stands on. Rear elevations facing a canal bank or a field with no walking traffic are not worth a monthly cadence; put those on the quarterly. And when the glass is etched rather than dirty, we would rather quote the restoration honestly than sell a cleaning that photographs identical to the before shot. We would rather lose the line item than have a builder decide we sell work that does nothing.

Common Questions

Still wondering about something? Call or text us at (208) 453-6760.

How fast can you get a model ready before a grand opening?

Same-day and next-day slots exist and we hold them for deadline work, but same-day depends on where crews already are that morning. Exterior glass on a typical model runs two to four hours, and a three-home model complex is a full day. Call (208) 453-6760 with the address, the opening date, and whether interiors are included. We schedule backward from the ribbon rather than forward from the call.

Will you work while the model is open to the public?

We would rather not. Exterior work means a truck in the driveway and hoses across the entry walk, and the glass stays wet for thirty to sixty minutes. On a model taking walk-in traffic that reads badly to the exact people you are trying to impress. We start at 7 a.m. six days a week, so most model exteriors get done before the sales office opens, or on the day the community is closed.

Can hard water spots be removed before the opening?

Depends which kind you have. Spotting still sitting on the surface comes off in a normal cleaning. Mineral that has etched into the glass is damage rather than soil, and it needs a separate restoration pass that gets quoted and scheduled on its own. Hose a pane down and look: haze that survives on soaked glass is etched. Get the sprinkler heads turned off that elevation first, or it comes back.

Will cleaning fix windows that look foggy or cloudy?

Not if the fog sits between the panes. A failed insulated-glass seal traps moisture inside the unit, and no squeegee reaches it. Same story with scratched glass and deep etching. We tell you which panes are cleanable and which are a glass-shop conversation before we quote, because the alternative is a builder paying us and then still seeing haze in the brochure photos.

Can you handle several homes in a community on one visit?

Yes, and it is cheaper that way. Vacant spec homes take close to half the labor of a staged model because there is no furniture to work around. Send the addresses, note which are staged and which are empty, and tell us how access works for each. We invoice by community or by address, whichever your accounting prefers, and the Monthly or Quarterly membership holds recurring slots with no contract.

What else can Reflekt do at a model home?

Beyond interior and exterior glass: hard water stain removal, screen cleaning, gutter cleaning, soft-wash house washing, pressure washing, and solar panel cleaning. For models staying open through December we also install holiday lights. Reflekt is locally owned and fully insured, founded in April 2025 by Hunter Stevens and Ethan Seusy, rated 4.9 stars across 115+ Google reviews, with the office at 6242 N Sweet Vly Pl, Meridian.
