Above and below the inversion layer

When the inversion sets in, particulate is trapped under a warm cap over the valley floor. Properties higher on the bench can be above that layer part of the time, which means less settled material on the glass than a comparable house in the flats. Lower Eagle gets the full effect like everywhere else.

Large interior glass is the winter job

With the house closed up and heat running, film builds on the inside of the glass from cooking, dust and fireplace use. On a home built around big view panes, that interior film is the thing standing between you and the view you paid for, and interior work is completely unaffected by outdoor temperature.

North elevations stay damp

Winter damp keeps north-facing siding from drying for weeks at a time, which is what organic growth needs. If the north wall looked green last March, addressing it before spring rather than after is both easier and cheaper.

What we will not do in a freeze

Exterior water work below freezing is not offered. Water freezes in the tracks and on the pane, sills can be damaged, and ladder work on ice is a genuine safety problem. We reschedule rather than do the job badly.
