Eagle is one of the few places in the service area where elevation actually changes the winter picture. Homes up against the foothills can sit above the inversion layer on a given morning while the valley floor below stays capped, and that difference shows up in how quickly glass dulls through January and February.
When the inversion sets in, particulate is trapped under a warm cap over the valley floor. Properties higher on the bench can be above that layer part of the time, which means less settled material on the glass than a comparable house in the flats. Lower Eagle gets the full effect like everywhere else.

On a home built around big view panes, that interior film is the thing standing between you and the view you paid for, and interior work is completely unaffected by outdoor temperature.
Winter damp keeps north-facing siding from drying for weeks at a time, which is what organic growth needs. If the north wall looked green last March, addressing it before spring rather than after is both easier and cheaper.
