Lusk District sits low and close to the river, and the mature street trees that make the older blocks pleasant in July drop straight into shallow bungalow gutters every October. Add cottonwood fluff off the Greenbelt in June and you get two clogging seasons here, not one.
Most of the older houses on the side streets here are bungalow and cottage forms with shallow roof pitches and wide overhangs. A low pitch means debris doesn't sheet off the shingles the way it does on a steep newer roof. It sits up on the plane, works down to the edge a handful at a time, and packs the trough slowly through the fall instead of arriving in one storm. Plenty of these homes still run standard 5-inch K-style gutter on the original hanger spacing, and some carry a second layer of shingles from an old re-roof, which pushes the drip line out past the gutter lip. When we're on one of these roofs we check that water actually lands in the trough and tell you if it doesn't, because no amount of scooping fixes a drip line that misses the gutter.
The parking-strip trees on these blocks are old and tall enough that they overhang roofline, not just sidewalk, so leaf load here is heavier than in a newer subdivision with young trees. Closer to the Boise River and the Greenbelt you also deal with cottonwood, and cottonwood is its own animal: the seed fluff comes down in late May and June and mats into a wet felt across the trough and over the drop outlet. It holds water instead of passing it, and it doesn't break down over the summer the way leaves do. That's why two visits make sense on a lot of Lusk District properties, one after the fluff finishes and one in November after the hardwoods are actually bare. Cleaning in early October usually just buys you a second cleaning in December.
Downspouts cause more callbacks on these blocks than the gutters themselves. Lots are narrow infill, so the downspout typically runs down the side of the house with a few feet between siding and the neighbor's fence, often with a gas meter, an AC condenser, or a row of shrubs right at the base. Older homes here frequently have the bottom elbow feeding a buried tile line out to the alley or the street, and those lines silt up over the years. A gutter can be spotless and still overflow at a corner because the drop outlet is packed with shingle grit and a wad of cottonwood. We flush every downspout after we clear the troughs, and if an underground run won't take water, we tell you straight that it's a drainage repair and not something another cleaning will solve.
Worth saying out loud: not every overflow is a clog. If water pours over the front lip of the gutter during a hard rain but the trough is empty and dry when you look at it a day later, the problem isn't debris. It's usually a missing drip edge, shingles overhanging too far, hangers that have pulled loose so the pitch runs backward, or a gutter undersized for a big roof plane draining into it. Cleaning won't change any of that. The quick home test is a garden hose at the high end of the run: if water travels the full length and exits the downspout in a steady stream, your gutters are clear. If your house has no trees overhanging the roof and the only thing in the trough is grit, once a year in late fall is plenty. We'd rather tell you that than sell you a spring visit you don't need.
Gutter cleaning starts at $199 for 1- and 2-story homes, quoted up front before we start, with no contract. We hand-clear the troughs, bag the debris and haul it off rather than raking it into your side yard, flush each downspout, and send photos of what came out. Standard soft-wash and pressure methods handle the exterior gutter face when it's streaked. Monthly and quarterly memberships exist if you'd rather have it on a schedule than remember to call, and same-day or next-day slots open up regularly. Reflekt is locally owned, started in 2025 by Hunter Stevens and Ethan Seusy, fully insured, and running 4.9 stars across 115+ Google reviews. If you've got mature trees overhanging the roof, twice a year: once in June after the cottonwood fluff finishes, once in November after the hardwoods are bare. If your lot is open and the trees are across the street rather than over the house, once a year in late fall is honestly enough. We'll look at your specific tree cover and tell you which one you are instead of defaulting to twice.
Because the big street trees on these blocks aren't done in October. Clean at the start of the month and you'll have a packed gutter again by the time real rain arrives. Late fall, after the trees have dropped, gets you through winter on one visit. If you want them looking clear before a party or a listing photo, that's a different reason and we'll come out whenever you like.
We clear the gutter, the drop outlet, and the downspout itself, and we flush the whole run with water to confirm it's passing. If the buried tile line out to the alley or street is the blockage, that's beyond a gutter cleaning and needs a drain contractor with a snake or jetter. We'll tell you which one you're dealing with before you spend money on the wrong fix.
Usually yes. Narrow side yards are standard on these infill lots and we plan ladder placement around gas meters, AC units, and shrubs before anyone climbs. Where a ladder genuinely won't set safely, we work that section from the roof or from the opposite side. It doesn't change the price, it just means the crew spends a few minutes looking before starting.
Yes. We work with owners and property managers on duplexes and small apartment buildings in this part of Boise and can quote a whole building in one visit rather than unit by unit. Send us the address, the story count, and roughly how much tree cover is over the roof and we'll price it. Scheduling around lease turnover is no problem.
Not the way we set up. On older homes the gutter and fascia are the weak point, so we use standoffs that carry ladder load on the roof edge or the wall instead of resting rails directly on the aluminum. We're fully insured either way. If a section of gutter is already loose or pulling away from the fascia, we'll point it out and photograph it before we touch it.
