Every Sprinkler on These Blocks Was Retrofit by Somebody

There is no HOA landscape contractor running a common irrigation system on these blocks, and no developer ever trenched one set of heads across the whole street the way it happens in a newer subdivision. Every yard between Washington and the numbered avenues got its sprinklers whenever that owner decided to put them in - some in the 1970s, some last summer, plenty still running a hose-end oscillator set out by hand. That is why hard water etching downtown is a house-by-house problem. We have cleaned one bungalow with heavy white banding down the west elevation and found the place next door nearly clean, because one owner aimed a head at the lawn and the other aimed it at the house.

Low Sills and Six-Foot Side Yards Put Glass Inside the Throw

A 1920s bungalow puts its window sills about two feet off the ground. A modern two-story sets the house back thirty feet from the walk and lifts the first-floor glass higher. Downtown, the front sill sits inside the throw of anything watering that strip between sidewalk and porch, and the side yards on these lots are often six to ten feet wide - a head in a side yard that narrow is basically pointed at the wall. The elevations we find chewed up worst are the west and south faces, because that is where overspray dries fastest in the afternoon sun and leaves the mineral behind instead of running off. Basement and daylight lites down near grade take it too, and nobody looks at those until they are already cloudy.

Ditch Water and House Water Leave Two Different Marks

Two different waters land on downtown glass and they do not leave the same mark. Older lots around here can still carry irrigation shares delivered by ditch, and that water arrives carrying suspended silt - the tan gritty film it leaves washes off without much argument. Tap water off Emmett's hard well supply is the one that does damage: it goes on clear, evaporates in the sun, and leaves dissolved calcium and magnesium bonded to the glass surface. Season after season that layer builds and starts to bite into the glass itself. If your sprinkler system is plumbed to the house rather than to a ditch line, assume you are painting mineral onto every window it reaches.

The Wet Test: What Comes Off and What Doesn't

Here is the test we run before quoting, and you can run it yourself. Wet the pane with a hose and look at it while it is soaking. If the cloudiness disappears under the water and returns as it dries, the deposit is sitting on top of the glass and it comes off. If the haze is still there while the pane is wet, the glass is etched - the mineral has bitten into the surface - and no chemical, no polish and no amount of pressure brings that pane back to clear. On the original putty-glazed sash along East Main we work those panes by hand and stay off the putty line, which means slower going and, on badly etched old glass, a limit to what we can promise. We would rather tell you that standing in your yard than after you have paid.

Fix the Head or We Will Be Back in Six Weeks

Removing the stain and leaving the head alone gets you a repeat by late summer. Since nobody downtown answers to an HOA landscape crew, the fix is yours to make and it is usually cheap: rotate the head a quarter turn, drop a deflector on it, move the oscillator four feet off the foundation, or shift your run time so the glass is not baking dry at three in the afternoon.
