Siding in Bicentennial Farm carries algae on the shaded walls and an irrigation band along the bottom three feet. The subdivision sits in far south Meridian between Eagle Road and Cloverdale south of Amity in 83642, and it is still filling in — the plats recorded 2019–2021, across 3 phases. It is a small pocket — about 40 acres, and that scale is part of the quote. The Boise Project Board of Control supplies the pressurized irrigation on these lots.

Bicentennial Farm is still filling in — the plats recorded 2019–2021, across 3 phases (ZIP 83642, about 40 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the working farm ground still south of Amity, which puts field dust on this glass through every spring disking and every fall silage run. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Bicentennial Farm lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.
We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. Bicentennial Farm routes off Amity, so getting here is not a special trip.
It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Tell us you are in Bicentennial Farm off Amity and we can place you immediately.
Bicentennial Farm is on our regular Meridian route, not a special trip. We already work E Collingwood St, S Arable Way and E Berghan St inside the subdivision. It routes off Amity, which is how we keep travel out of the price. If you can tell us the nearest cross street we can usually place you immediately and quote without a site visit. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess at a number you would then have to have corrected.
Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.
Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.
$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.
The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
