Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after.
