What Grows and Settles on Cirrus Pointe Siding

Exteriors here collect three separate things. On north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same mineral that marks the glass marks the siding, and on light vinyl it reads as a permanent dingy band. Everywhere else you get Canyon County farm dust off the dairy, seed-crop and row-crop ground that still surrounds the city on three sides, plus the harvest traffic that comes with it. Each needs different treatment, which is why one pass with a pressure wand does a poor job on all three. Soft Wash, Not Pressure

House washing is a chemical process, not a force one. We apply a surfactant and sodium-hypochlorite blend at low pressure, give it dwell time to kill the growth at the root, and rinse. High pressure drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on stucco and manufactured stone it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone longer. We pre-wet and rinse every bed on the wash path. That holds across 83607 generally, not just on this plat.

Why This Is Different in Caldwell

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. That is the honest reason we push timing as hard as we push method: doing this work at the right point in the Caldwell season is worth more than doing it more often at the wrong one. At about 152 acres, Cirrus Pointe is small enough that neighbours booking together is genuinely cheaper for everyone.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not pull efflorescence out of masonry, and it does not repaint anything. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.

Doing It on One Visit

This pairs naturally with window cleaning, and doing both on one visit is cheaper than two trips — setup and drive time are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice.
