The wall material barely changes on these blocks

Walk this neighborhood and the siding mix repeats house to house. Almost everything was built between 1990 and 2007, which in Southeast Boise means a three-coat stucco or synthetic stucco body, hardboard or early vinyl on the gables and second story, and a brick or stone wainscot across the front of the bigger lots. Each one fails differently. Stucco holds mineral in its texture like sandpaper. The pressed-fiber lap siding of that era, LP or Masonite depending on the builder, drinks water at the cut bottom edge and swells if you push water up under the lap. Vinyl from the same years has thinned and gone chalky on the sun side. The sprinkler band, and the part of it that stays

The most common call here is a tan-to-gray band running three or four feet up the wall, worst on whichever elevation has a head aimed at it. That is not road dirt. Chalking on the sun side is not a dirt problem

Will soft washing take the tan line off the bottom of my stucco?

Most of it. The silt, algae and organic film come off cleanly. The mineral does not always, because canal water that has hit the same wall every summer since the house was built leaves calcium embedded in the stucco texture rather than sitting on top of it. Expect a clear improvement from the street and a faint shadow up close on the worst elevation. If a wall is in that category, we tell you before we quote it.

How do I know if I have real stucco or EIFS, and does it change the wash?

Tap it with a knuckle. Traditional three-coat stucco over lath sounds hard and solid. EIFS, the synthetic foam-board system used on plenty of mid-90s and 2000s builds here, sounds hollow and gives slightly. It matters because EIFS is foam and mesh under a thin coating, and pressure drives water behind it where it has nowhere to drain. Both get soft-washed, but EIFS gets lower pressure and more standoff distance.

The north side of my house goes green every year. Can you stop it?

We can slow it down a lot. Soft washing uses a solution that kills the growth at the root instead of shearing it off, so regrowth has to start from nothing rather than from what is left in the pores. The rest is airflow. Shrubs tight to the wall and a head wetting the base keep that strip damp all summer. Pull the plants back eight to twelve inches, move the head, and one wash usually holds a full year.

My siding leaves white powder on my hand. Will washing fix that?

Washing evens it out, it does not undo it. That powder is chalking, meaning sun has broken down the paint binder or the vinyl surface, and no cleaning restores a finish that has already oxidized. A soft wash removes the loose chalk uniformly so the wall stops looking patchy and stops streaking the trim in rain. If the chalk is heavy across a whole elevation, the honest answer is that it is due for paint, and we will tell you that.

Do I need to shut off my sprinklers, and when can they run again?

If you can, turn off the zones along the walls we are washing the night before, so the siding is not soaked when we arrive and the beds are not already saturated. Afterward, wait until the wall is dry to the touch, usually a couple of hours in a Boise summer, then run them as normal. And if a head is hitting the house directly, re-aiming it is the fix that keeps the band from coming back.
