The thing that shapes this job most is that Danbury Fair is one of the older subdivisions on this side of town, recorded 1992–1997 across 7 phases (ZIP 83642, about 81 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 81 acres it is remarkably consistent — Danbury Fair is one job, not thirty different ones.
House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. It is the single most common thing we get called about in Danbury Fair.
It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.
Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.
$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.
The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
