Brick and stucco, not lap siding, so the method has to change

Most Boise neighborhoods hand us wood, vinyl or fiber cement. Downtown hands us masonry. Above the storefronts on 8th Street and around the Basque Block, the stock is early-1900s brick with punched window openings, and a lot of it is laid up in soft lime mortar that predates modern portland mixes. Newer infill fills the gaps with stucco, EIFS, fiber cement and metal panel. Old brick and soft mortar are the easiest exterior in this valley to wreck with a pressure wand — hold the tip too close and you blow out the joints, etch the face of the brick, and leave a striped track that does not wash back off. We soft-wash instead: low pressure, a cleaner matched to the surface, dwell time, rinse. Same pass is safe on the stucco and fiber cement next door.

The stain line downtown comes off the street, not off a sprinkler

Every other house washing page we write in this valley starts with irrigation, because most of Boise waters a lawn and the spray bakes a mineral band into the bottom four feet of the wall. Downtown mostly does not have lawn — it has planters, tree wells and hardscape. What it has instead is the Main and Idaho couplet, Capitol Boulevard, bus routes and delivery trucks idling at the curb, and the film off all of that is oily rather than mineral. On brick it reads as a dark gray band from the sidewalk up to about head height, heaviest at the splash line where tires throw water in winter. Add the near-constant infill construction and you get fine concrete dust settling into the texture on top of it. Neither one is loose dirt, so neither one rinses off with a hose.

Alleys, light wells and north walls stay green all year

Downtown buildings sit shoulder to shoulder, and the gap between two of them never sees direct sun. A detached house out on the Bench at least gets ambient light and airflow on its north wall. Here a three-foot side gap, a service alley or an interior light well stays cool and damp through the whole season, and algae takes hold on brick and stucco alike. It shows up as a green-to-black film, worst in the bottom third of the wall and anywhere a downspout drips or a joint weeps. It is cosmetic rather than structural, but on porous brick and unsealed stucco it works into the surface the longer it sits, and it returns faster each cycle. If the only elevation you have ever had washed is the one facing the street, the alley side is usually where the real problem is.

Efflorescence, rust and chalking are not dirt, and washing will not fix them

Three things on downtown masonry look like stains and are not. White powdery bloom on brick is efflorescence, salt carried out of the wall by moisture moving through it. We can wash it off and the wall will look right, but it comes back until whatever is wetting that wall is dealt with, so we say that up front instead of selling the same wash twice a year. Orange-brown streaks running down from window heads and anchor points are iron bleeding out of steel lintels and ties — pressure does nothing to that, it takes separate chemistry, and on old brick it does not always clear completely. And painted brick or stucco on the south and west elevations chalks under Idaho UV. If it rubs off powdery and lighter on your hand, the paint is failing and that wall is due for repaint, not another cleaning.

Can you pressure wash the brick on an older downtown building?

Not with a wand. Much of the pre-war brick downtown is laid in soft lime mortar, and pressure blows the joints out, etches the face of the brick, and leaves a striped pattern where the tip tracked. There's a white powdery bloom on my brick. Will washing take it off for good?

It will take off what has surfaced, but not for good. That is efflorescence, mineral salt carried out of the wall by water moving through the masonry. It returns as long as something keeps wetting that wall, whether that is a failed mortar joint, a leaking downspout, or grade holding water against the base. Fix the water source and the bloom stops coming back.

What about the rust streaks running down from the window openings?

Those are iron bleeding out of steel lintels, anchors or ties inside the wall, not soil sitting on the surface. Pressure does nothing to them and neither does a standard house-wash mix. It takes different chemistry, it goes on the quote as its own line, and on old porous brick it does not always clear all the way. We tell you what we expect to get before we start.

I own a downtown condo. Can you wash just my unit's exterior?

Usually not on its own. In most condo and mixed-use buildings downtown the exterior wall is common property, so a wash is an association decision rather than a unit-owner one. How often does downtown masonry actually need washing?

There is no fixed calendar, and we would rather you skip a year than pay for one you did not need. Wipe a wet rag down the brick. If it comes off mostly clean and the wall still reads its true color, leave it alone. Book it when the lower third has gone visibly gray, when the alley or north side has green film, or after construction next door has coated everything.
