What Grows and Settles on Gander Creek South Siding

Start with the build stage — Gander Creek South is one of Meridian's active build-outs, platted 2021–2027 across 4 phases (ZIP 83646, about 57 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the west-side farm ground along Black Cat and McDermott, which throws field dust east across these roofs every time it is disked or cut. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. We see it most consistently on the homes along W Fairy Falls Dr.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Where Gander Creek South Sits on Our Route

Gander Creek South is on our regular Meridian route, not a special trip. We already work W Fairy Falls Dr, N Magical Creek Ave, N Glassford Ave and W Redwood Creek Dr inside the subdivision. It routes off McMillan, which is how we keep travel out of the price. We schedule by area rather than by first-come, which keeps drive time down and means we can hold prices where they are. It also means there is usually a crew working within a few streets of you most weeks of the season.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.
