On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get Eagle Road traffic film — brake dust and diesel particulate carried off the busiest arterial in Ada County. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Gramercy lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.
House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. Being this close to Overland means the road-facing elevation is always the one that needs the most attention.
We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.
This pairs naturally with window cleaning, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice. Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.
