What Grows and Settles on Heritage Meadows Siding

Exteriors here collect three separate things. On north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same mineral that marks the glass marks the siding, and on light vinyl it reads as a permanent dingy band. Everywhere else you get Canyon County farm dust off the dairy, seed-crop and row-crop ground that still surrounds the city on three sides, plus the harvest traffic that comes with it. Each needs different treatment, which is why one pass with a pressure wand does a poor job on all three. We see it most consistently on the homes along Strayhorn Dr.

Soft Wash, Not Pressure

House washing is a chemical process, not a force one. We apply a surfactant and sodium-hypochlorite blend at low pressure, give it dwell time to kill the growth at the root, and rinse. High pressure drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on stucco and manufactured stone it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone longer. We pre-wet and rinse every bed on the wash path. On Heritage Meadows's newer builds the warranty paperwork usually still matters, so we work in a way that will not give anyone a reason to void it.

What Caldwell Adds to This Job

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. On a Heritage Meadows property that shows up as a shorter useful interval than the same work would hold somewhere else in the valley, which is worth knowing before you decide how often to book. At about 45 acres, Heritage Meadows is small enough that neighbours booking together is genuinely cheaper for everyone.

Where Heritage Meadows Sits on Our Route

Heritage Meadows is on our regular Caldwell route, not a special trip. We already work Strayhorn Dr, Auburn Ave, Heritage St and Fescue Dr inside the subdivision. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first.

Where We Stop

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not pull efflorescence out of masonry, and it does not repaint anything.
