What Grows and Settles on Hidden Valley Estates Siding

Exteriors here collect three separate things. On north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same mineral that marks the glass marks the siding, and on light vinyl it reads as a permanent dingy band. Everywhere else you get decomposed granite off the foothills, plus the winter inversion that traps particulate at ground level for weeks at a time. Each needs different treatment, which is why one pass with a pressure wand does a poor job on all three. Across about 343 acres the pattern barely varies here.

Soft Wash, Not Pressure

House washing is a chemical process, not a force one. We apply a surfactant and sodium-hypochlorite blend at low pressure, give it dwell time to kill the growth at the root, and rinse. High pressure drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on stucco and manufactured stone it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone longer. We pre-wet and rinse every bed on the wash path. That holds across 83709 generally, not just on this plat.

What Boise Adds to This Job

Boise glass carries something the rest of the valley does not: foothills grit. Decomposed granite off the slope is sharp and fine, it travels on the afternoon downslope wind, and in winter the valley inversion holds everything else down at ground level with it. That is the honest reason we push timing as hard as we push method: doing this work at the right point in the Boise season is worth more than doing it more often at the wrong one. Where We Stop

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not pull efflorescence out of masonry, and it does not repaint anything.
