Iron Mountain Vista is mostly post-2020 production builds up on the bench north of Beacon Light Road: vinyl or Hardie lap siding, stucco gables, stone-veneer wainscot along the front. Three things dirty that siding here, and they are three different jobs — sprinkler line at the bottom, algae on the north wall, chalk on the sun side.
Walk any Iron Mountain Vista lot and you can read the siding from the ground. The bottom two or three courses carry a tan-to-orange band where pressurized irrigation heads throw against the wall all summer — that is mineral and iron out of the canal water, not dirt. The north and northeast elevations, especially anywhere shaded by the neighbor's two-story or a side-yard fence, hold a thin green-black algae film that feels slick when it is damp. Then the south and west walls, which take full afternoon sun off an open bench with no mature tree cover, go chalky: the pigment binder in the vinyl breaks down and leaves a powder you can wipe off with a finger. Same house, three causes. A single pass of the same mix does not handle all three well, so we don't pretend it does.
Most homes here are lap siding — vinyl on the earlier phases, fiber cement on the newer and larger plans — with a stucco or stone-veneer accent on the front elevation. All of it gets soft-washed: low pressure, a cleaning solution that does the work, and a full rinse. We do not run a pressure tip across siding. On vinyl, high pressure drives water up behind the laps and into the housewrap, and on fiber cement it strips the factory finish and chews the caulk joints at the butt seams. Stucco is the one people damage most often on their own — pressure blows out the sand finish and leaves a permanent wand shadow you cannot patch invisibly. Stone veneer gets rinsed carefully around the weep screed. We also bag or avoid soffit vents and pull our rinse away from new landscaping while we work.
This is the honest part. That orange band along the bottom of your siding and around the stone wainscot is iron staining from irrigation water, and soap and low pressure will not take it off. It is a chemical stain, not a soil, and it needs an oxalic-based rust treatment applied to that band specifically, dwelled and rinsed. Sometimes it comes fully out, and sometimes on older stone veneer it lightens to a faint shadow and stops. We tell you which we expect before we start, not after. The other half of the fix is not ours: if the head at the corner of the house is still throwing on the wall in August, the band comes back by the next season. Turn or shorten that head, or add a deflector, and the wash actually holds.
On the sun-side walls up here we get asked why the siding still looks off after a wash. Rub a dry palm on the south or west wall. If it comes away powdery white, that is oxidation, and a house wash removes the chalk and lifts the color back toward what it should be. But if the panel underneath has genuinely faded from ten summers of unfiltered bench sun, washing does not restore pigment — it just removes the film hiding the fade, and can make the difference between the sun wall and the shaded north wall look sharper for a few weeks. Heavily oxidized vinyl needs a restoration product or paint, which is a different trade. We would rather tell you that at the quote than take money for a result the siding cannot give.

It is a chemical stain rather than dirt, so a normal wash will not lift it — it needs an oxalic rust treatment on that band. Aiming that head away from the house is what keeps it from returning.
Almost always no. What you are seeing on a shaded north or northeast wall is surface algae living on the siding, fed by moisture that never gets direct sun to dry it. It sits on top of the panel and comes off with a soft wash. It is not a sign of a moisture problem inside the wall. It will come back on that elevation faster than on the rest of the house — that is normal for shaded walls, not a failed cleaning.
Partly, and it depends what you are looking at. Rub the wall with a dry hand. Powdery white residue is chalking from oxidation, and washing removes it and brings the color back noticeably. If the panel itself has faded from years of open-bench sun, washing removes the film but cannot put pigment back. We will tell you which one you have at the quote so nobody is surprised at the end.
Once a year is plenty for most Iron Mountain Vista homes. Shaded north walls with heavy algae and homes catching direct sprinkler spray sometimes want a mid-season touch-up on those elevations only, which costs less than doing the whole house twice. If your siding still looks clean at eighteen months, it does not need us yet — we would rather tell you to wait than sell an unnecessary wash.
You do not need to be home as long as we can get into the yard — leave gates unlocked or send a code and we will text before we arrive and when we finish.
