What Grows and Settles on Newells Acreage Siding

Exteriors here collect three separate things. On north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same mineral that marks the glass marks the siding, and on light vinyl it reads as a permanent dingy band. Everywhere else you get river-bottom and foothills dust, plus the construction dust that comes with a city still building out its north and west edges. Each needs different treatment, which is why one pass with a pressure wand does a poor job on all three. Across about 80 acres the pattern barely varies here.

Soft Wash, Not Pressure

House washing is a chemical process, not a force one. We apply a surfactant and sodium-hypochlorite blend at low pressure, give it dwell time to kill the growth at the root, and rinse. High pressure drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on stucco and manufactured stone it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone longer. We pre-wet and rinse every bed on the wash path. Why This Is Different in Eagle

Eagle has the biggest glass packages in the valley on some of its biggest lots, and that combination is the whole job here: tall rear elevations, long sight lines, and irrigation zones large enough to throw water three-quarters of the way up a two-story wall. That is the honest reason we push timing as hard as we push method: doing this work at the right point in the Eagle season is worth more than doing it more often at the wrong one. Newells Acreage is on our regular Eagle route, not a special trip. We already work N Golden Crown Way, N Stockhelm Way, N Tullshire Way and W Durning Dr inside the subdivision. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not pull efflorescence out of masonry, and it does not repaint anything.
