What Grows and Settles on Quenzer Commons Siding

Quenzer Commons is a turn-of-the-2000s subdivision, recorded 2002–2007 across 10 phases (ZIP 83646, about 81 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get north Meridian's open-ground wind fetch, which still carries construction and field dust off the sections that have not been built yet. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. We see it most consistently on the homes along E Heritage Park St.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Booking in Quenzer Commons

Quenzer Commons is on our regular Meridian route, not a special trip. We already work E Heritage Park St, E Loyalty St, N Park Crossing Ave and E Village Green St inside the subdivision. It routes off McMillan, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

Doing It on One Visit

This pairs naturally with window cleaning, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice.
