Saddleback went up in one building wave in the 1990s and 2000s, so nearly every house here wears the same skin: vinyl or hardboard lap siding on a standard tract footprint. That means the walls dirty in the same predictable pattern, and after a few of these houses you can guess what a wall looks like before you pull up.
Because Saddleback was built out in a short window, you get vinyl lap siding on most homes, hardboard lap on some of the earlier ones, and a stucco or brick wainscot across the bottom of the street-facing wall. Twenty-five to thirty years in, that siding is past the stage where dirt just rinses off. Vinyl at this age has a slightly open, weathered surface that grabs film instead of shedding it, and hardboard has usually had at least one repaint, so what we are cleaning is a paint layer, not the factory finish. Both wash fine with low pressure and the right mix. Neither one wants a pressure washer wand driven up under the lap edge, which is exactly how water gets behind siding and into sheathing on a house of this age.
Every Saddleback house has an underground irrigation system, and on most of them you can read the spray pattern right off the wall. There is a band roughly two to four feet up where the heads throw onto the siding all summer, and Canyon County irrigation water is hard and often carries iron. That leaves two different things: a chalky white mineral crust, and an orange-brown rust stain where the iron content is high. Here is the honest part. The mineral crust comes off with a soft wash. Iron staining does not come out with pressure, soap, or a stronger mix. It takes an oxalic-based rust treatment applied to that band specifically, and if the stain has been baking into painted hardboard for several seasons, we can usually lighten it a great deal but not always erase it. We will tell you which one you have before we quote it.
Saddleback lots are tight and the trees planted at build-out are now mature, so north and northeast walls sit in shade most of the day and hold moisture through the valley's long winter fog. That is where you get the green-black algae film, usually worst on the lower third of the wall and in the corner where two walls meet. The west and south walls have the opposite problem. Full afternoon sun for thirty years oxidizes vinyl, and when you wipe a wet hand down it you get white powder on your glove. That is chalking, and it matters: chalking is the siding breaking down, not dirt sitting on it. A soft wash lifts the powder and evens the wall out, but it will not put color back into faded vinyl. Anyone who tells you washing will restore the original shade is selling you something.

Not by itself. The white mineral crust from irrigation overspray washes off, but orange-brown staining is iron in the water, and no amount of pressure or soap moves iron. It needs an oxalic-based rust treatment applied to that band. On vinyl we usually get it most of the way gone. On painted hardboard that has stained for several summers, expect a real improvement rather than a perfect erase, and we will say so before we quote.
Straight pressure washing is not what we do on siding. On thirty-year-old vinyl lap, a wand held close drives water up under the courses and behind the wall, and it can crack brittle sun-side panels. We soft-wash instead: the solution does the cleaning, and the rinse pressure is closer to a garden hose. That is why the price is by square foot at $0.18 rather than by the hour.
You do not have to, and plenty of Saddleback homeowners start with the shaded walls only. The catch is that a freshly cleaned north wall next to a dirty south wall reads as two different colors from the street, so most people end up doing the whole envelope anyway. That is chalking, which is UV breakdown of the vinyl itself, not dirt. A soft wash removes the loose powder and makes the wall look uniform again, and it should be washed off before anyone paints or seals. But washing cannot restore faded color to sun-side vinyl. If the wall is badly chalked and you want it to look new, you are looking at paint, not cleaning.
Once a year is right for most homes here, ideally in spring after the valley fog season ends and before the sprinklers run all summer. Houses with heavy tree shade on the north side or a sprinkler head aimed straight at the wall build film faster and do better on a Quarterly membership.
