Walk the north side of almost any building in this area and you will find it. A dull green-to-black film on the wall, worst in the first four feet under the eave line, worst again behind arborvitae, boxwood or anything planted tight to the wall. That is algae and mildew, and it grows on the north face because the sun never dries that wall out. Silverstone's campus landscaping and the mature plantings around the older homes make it worse by holding humidity against the siding. Pressure does not kill algae, it just knocks the visible layer off and it returns in weeks. The mix is what kills it. We soft-wash the whole elevation, give it dwell time so the algae dies at the root, then rinse, and we pre-wet and post-rinse the plantings so the landscaping is not collateral damage.
The south and west elevations here take direct afternoon sun and the reflected heat coming off parking lots and Eagle Road, and after fifteen-plus years that finish oxidizes. Run your hand down the wall. If it comes back with a fine white powder, that is chalking — the binder in the paint or the vinyl surface breaking down, not dirt sitting on top of it. A wash removes the loose chalk and the road film with it, and the wall comes back a lot cleaner and more even. What a wash will not do is bring the original color back, because the color is gone from the surface, not covered up. Heavily chalked walls also wash back slightly lighter and can show a difference against a shaded elevation. If your rag comes back solid white, what you actually need next is paint, and we will say so.

High pressure will, yes. EIFS is foam under a thin synthetic finish and a tight tip will carve a line into it almost instantly. Stucco loses its sand finish and starts spalling.
