What Grows and Settles on Silverwater Siding

The thing that shapes this job most is that Silverwater is platted 2014–2017 across 3 phases and now fully built (ZIP 83642, about 47 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 47 acres it is remarkably consistent — Silverwater is one job, not thirty different ones.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. Being this close to Victory means the road-facing elevation is always the one that needs the most attention.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Combining Services

This pairs naturally with window cleaning, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice. What This Service Does Not Cover

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after.
