What Grows and Settles on Sportsman Pointe Siding

Worth knowing first: Sportsman Pointe is platted 1992–1999 across 7 phases — mature landscaping, original windows on most homes (ZIP 83642, about 102 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Sportsman Pointe lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. If you are on E Doberman St or one of the streets off it, we are likely already working nearby.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Sportsman Pointe is on our regular Meridian route, not a special trip. We already work E Mastiff St, E Beagle St, S Chesapeake Ave and E Doberman St inside the subdivision. It routes off Overland, which is how we keep travel out of the price. If you can tell us the nearest cross street we can usually place you immediately and quote without a site visit. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess at a number you would then have to have corrected.

What It Pairs With

This pairs naturally with window cleaning, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice.
