What Grows and Settles on Spring Shores Siding

Exteriors here collect three separate things. On north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same mineral that marks the glass marks the siding, and on light vinyl it reads as a permanent dingy band. Everywhere else you get Canyon County field dust — spring disking, the summer hay and mint cuttings, and the fall onion, sugar-beet and silage harvest, carried on the west wind off the Snake River plain. Each needs different treatment, which is why one pass with a pressure wand does a poor job on all three. Across about 76 acres the pattern barely varies here.

Soft Wash, Not Pressure

House washing is a chemical process, not a force one. We apply a surfactant and sodium-hypochlorite blend at low pressure, give it dwell time to kill the growth at the root, and rinse. High pressure drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on stucco and manufactured stone it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone longer. We pre-wet and rinse every bed on the wash path. On Spring Shores's newer builds the warranty paperwork usually still matters, so we work in a way that will not give anyone a reason to void it.

The Nampa Variable

It does not act alone — it lands on glass and siding still damp from irrigation and binds into the mineral film, which is why Spring Shores properties go from clean to visibly dirty faster than owners expect. Where We Stop

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not pull efflorescence out of masonry, and it does not repaint anything.
