House Washing in The Oaks North, Meridian, Idaho

House washing in The Oaks North is a chemistry job — soft wash, dwell time, rinse. The subdivision sits in northwest Meridian south of Chinden, between McDermott and Black Cat in 83646, and it is new ground: recorded 2020–2025 across 13 phases, with homes still going up. Sprinkler water comes off the Boise Project Board of Control's system, not the city main. It covers about 226 acres, which is large enough that we route it as its own stop.

What Grows and Settles on The Oaks North Siding

The thing that shapes this job most is that The Oaks North is new ground: recorded 2020–2025 across 13 phases, with homes still going up (ZIP 83646, about 226 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the west-side farm ground along Black Cat and McDermott, which throws field dust east across these roofs every time it is disked or cut. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. With 13 phases recorded here, the older streets show it further along than the newest ones, and we price accordingly.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. On The Oaks North's newer builds the warranty paperwork usually still matters, so we work in a way that will not give anyone a reason to void it.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. At about 226 acres, The Oaks North is small enough that neighbours booking together is genuinely cheaper for everyone.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.

Serving The Oaks North and the Streets Around It

The Oaks North is on our regular Meridian route, not a special trip. We already work W Gondola Dr, N Rustic Oak Way, N Lornwood Ave and W Pewter Point St inside the subdivision. It routes off Chinden, which is how we keep travel out of the price. We schedule by area rather than by first-come, which keeps drive time down and means we can hold prices where they are. It also means there is usually a crew working within a few streets of you most weeks of the season.

House Washing in The Oaks North — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will this damage my siding or my plants?

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.

How often should a Meridian house be washed?

Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.

What does it cost?

$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.

Do you wash the windows as part of it?

The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
