What Grows and Settles on Thousand Springs Siding

Worth knowing first: Thousand Springs is a turn-of-the-2000s subdivision, recorded 1999–2001 across 5 phases (ZIP 83642, about 121 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get Eagle Road traffic film — brake dust and diesel particulate carried off the busiest arterial in Ada County. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 121 acres it is remarkably consistent — Thousand Springs is one job, not thirty different ones.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It routes off Overland, which is how we keep travel out of the price. If you can tell us the nearest cross street we can usually place you immediately and quote without a site visit. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess at a number you would then have to have corrected.
