Walk the streets off Marble Front Rd and it's vinyl lap on the vast majority of houses, usually a double-4 or double-5 profile in a light tan, gray, or sage. Some of the earlier phases have engineered hardboard lap instead, which looks nearly identical from the curb until you get close to the butt joints. Most homes carry a stone or brick wainscot at the entry and around the garage, and a few have stucco pop-outs. Very little full stucco, and almost no cedar. That matters because vinyl and hardboard are the two materials most likely to be damaged by somebody putting a pressure washer tip on them. Everything we do here is soft wash: low pressure, cleaning solution, dwell time, rinse.
The single most common thing we get called about in Topaz Ranch is the band of orange-brown staining across the bottom three or four feet of siding, always worst on whichever wall a rotor head reaches. That's irrigation water, not dirt. Canal water carries iron and hard mineral, and every cycle deposits a little more onto the siding, then bakes it in the afternoon sun. Honest version: a general soft wash brightens it but does not remove it. Mineral and iron staining needs a separate acid-based treatment applied to the lower courses, and even then, siding that has been hit by the same head for eight or ten years sometimes holds a faint shadow. We'll tell you which one you have before we quote it.
These are two different problems that both look like a dirty house. The north wall, and any east wall shaded by the neighbor's house on a 60-foot lot, grows green-black algae because it stays damp and never gets direct sun. That's a living organism. A rinse knocks it loose for a month; a soft wash with the right solution kills it at the root and it stays gone considerably longer. The west and south walls have the opposite issue. Ten-plus years of Treasure Valley sun oxidizes the vinyl surface and it chalks. Rub a dark rag on it and you'll get white powder. Washing removes that chalk and the wall gets noticeably lighter, but the pigment underneath is faded and washing does not bring color back.
Vinyl lap hangs loose on purpose so it can expand and contract, and every course has an open seam facing down. High pressure aimed upward drives water straight behind the panel and into the sheathing, where you won't see the problem for two years. Hardboard is worse: pressure blows out the paint at the butt joints and swells the core. So we wash from the top down at garden-hose pressure with a soft-wash solution, keep the stream angled down over laps and J-channel, cover plantings, and rinse the foundation and any stone wainscot afterward. It's $0.18 a square foot, safe on vinyl, hardboard, stucco, and brick, and it takes longer than blasting it would. That's the tradeoff.
Most Topaz Ranch homes are on a roughly two-year cycle for a full wash, sometimes three on a well-shaded lot with drip instead of spray heads. Not by itself. Those are iron and hard-mineral deposits from irrigation water, and a standard soft wash lifts the surface film but leaves the stain. We treat the lower courses separately with an acid-based product made for mineral staining. That gets most homes back to matching. On siding that's been sprayed by the same rotor head for a decade, expect a faint shadow to remain. We'll look at it and tell you which before you commit.

North elevations in this neighborhood typically want attention every year or two while the sunny sides can go longer.

What it can't do is restore pigment that UV has already bleached out. If you rub the siding with a dark cloth and it comes away white, that's chalk and we can help. If it's clean and just lighter than the north side, that's fade, and washing won't change it.
