What Grows and Settles on Tumble Creek Siding

Tumble Creek is a turn-of-the-2000s subdivision, recorded 1997–2003 across 6 phases (ZIP 83646, about 80 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Tumble Creek lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also means there is usually a crew working within a few streets of you most weeks of the season.

What It Pairs With

Most Tumble Creek customers book this alongside window cleaning. Partly that is price — one visit rather than two — and partly it is sequence. Washing walls after cleaning glass puts dirty water back on clean panes, and hanging lights before clearing gutters means working around your own strands in January.
