Pressure Washing in Ashford Greens, Meridian, Idaho

Concrete in Ashford Greens carries four stains that need four approaches. The subdivision sits in west Meridian south of Ustick, between Black Cat and Ten Mile in 83646, and it is a long build-out — the plats run 1997–2005 across 8 phases, so the housing stock spans a decade or more. At roughly 76 acres it is a mid-sized pocket. Sprinkler water comes off the Boise Project Board of Control's system, not the city main.

Concrete in Ashford Greens, and What Is Actually Staining It

The thing that shapes this job most is that Ashford Greens is a long build-out — the plats run 1997–2005 across 8 phases, so the housing stock spans a decade or more (ZIP 83646, about 76 acres). Flatwork here carries a specific mix. Irrigation overspray leaves a white mineral bloom along driveway and walkway edges — the same canal mineral that rings the windows. Rust-orange streaking comes from the iron in that same water, and it is a different removal problem entirely from dirt. Add vehicle drip in the driveway apron, organic darkening where a downspout discharges, and valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time settling into the surface pores, and you have four stains that respond to four different approaches. With 8 phases recorded here, the older streets show it further along than the newest ones, and we price accordingly.

Surface Cleaner, Not a Wand

We run a rotary surface cleaner on flatwork rather than waving a zero-degree tip. A wand leaves striping — those parallel arcs you see on a badly washed driveway are wand marks etched into the cream layer, and they are permanent. The surface cleaner holds even pressure across the full width and produces a uniform result. Edges and tight spots get wanded deliberately at reduced pressure to blend rather than cut. Being this close to Ustick means the road-facing elevation is always the one that needs the most attention.

Rust and Mineral Need Chemistry

Pressure alone does not remove irrigation rust — it just blasts the surrounding concrete lighter and makes the stain more obvious. Rust needs an oxalic or similar acid treatment, applied, dwelled and neutralized. Mineral bloom needs an acidic masonry cleaner. Both are separate line items from a standard wash, and both work far better if the sprinkler head causing them gets turned. We will show you which head it is. Ashford Greens routes off Ustick, so getting here is not a special trip.

What This Service Does Not Cover

Pressure removes dirt. It does not remove deep oil that has soaked into the slab, it will not restore spalled or crumbling concrete, and we will not blast colour off stamped or sealed surfaces to make a before-and-after look better. We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.

Serving Ashford Greens and the Streets Around It

Ashford Greens is on our regular Meridian route, not a special trip. We already work W Talamore Blvd, W Brassie Ct, N Silverleaf Way and N Waggle Pl inside the subdivision. It routes off Ustick, which is how we keep travel out of the price. We schedule by area rather than by first-come, which keeps drive time down and means we can hold prices where they are. It also means there is usually a crew working within a few streets of you most weeks of the season.

Pressure Washing in Ashford Greens — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will pressure washing damage my driveway?

Not done properly. Damage comes from a narrow tip held too close, which etches the surface permanently. A rotary surface cleaner at appropriate pressure does not do that. Pavers and stamped concrete get lower pressure by default.

Can you get the orange sprinkler stains out?

Usually, yes — but with chemistry rather than pressure. Iron staining from irrigation water needs an acid treatment and a neutralizing rinse. It is quoted separately from the wash because it is genuinely separate work.

What does it cost?

$0.20 per square foot for standard flatwork. Rust and mineral treatments are quoted on top after we see them. Booking it alongside house washing saves a trip.

Do you need my water and power?

An outside spigot, yes. We bring our own equipment and power. If your spigot is on the irrigation system rather than city water, let us know — we need the treated line.
