Three things dirty flatwork in Ten Mile Crossing, and they don't come from the same place. Each one wants a different approach, and telling them apart before the trigger gets pulled is most of the job.
Most of the flatwork here is under three years old and a fair amount of it under one. Fresh concrete hasn't finished hardening at the surface, and a narrow wand tip held too close will etch it. You end up with wand marks, zebra striping, and exposed sand that no amount of later cleaning puts back. We run a flat surface cleaner across driveways, patios and walkways so pressure spreads evenly instead of concentrating in a line, and we pre-treat with a soap dwell so the chemistry does the lifting and the water mostly rinses. Pressure alone does not remove rust. It takes an oxalic-acid rust treatment, a dwell, and a rinse, and on a band that's been fed by the same head all summer, one round may lighten it rather than erase it. Same story with a few others. Motor oil that's been sitting in a driveway for years, paint drips, and efflorescence, that white powdery bloom on new slabs, all behave differently than dirt. Efflorescence is salt pushing out of the concrete, not something on the surface. We'll tell you which stains we can beat and which we can only improve.

Give it time. Concrete keeps curing for weeks after the finishers leave, and the paste at the surface is soft early on. We'd rather not put a machine on flatwork in its first few months, and when we do wash concrete under a year old we drop the pressure and use a surface cleaner instead of a wand tip. If your slab is brand new and only has builder's dust on it, a plain rinse is usually all it needs.
Not by itself. That orange is iron from pressurized canal irrigation that has soaked into the slab, so blasting it just erodes the surface around the stain and leaves the color. It needs an oxalic-acid rust treatment with a dwell time, then a rinse. Most of it lifts. That's efflorescence: salts inside the slab dissolving in moisture and migrating to the surface as the concrete dries out. It's common on new flatwork in a phase like this one. It isn't dirt and it isn't something you did wrong. We can wash it off, but on a slab under a year or two old it will likely bloom again after the next wet stretch. Once the concrete finishes drying, it stops on its own.
Depends on the phase and the plat, and boards here don't always agree on it either. Check your CC&Rs or ask your manager before you book.
