The thing that shapes this job most is that Torchlight Estates is still filling in, which means scraped lots, unpaved stub streets and concrete cutting within a block or two of finished homes, and pricing starts around the $900s. Larger lots here mean substantially more concrete — longer driveways, wider approaches and more patio and walkway square footage than a production lot carries. Star concrete collects a predictable set of problems: orange irrigation rust from untreated canal water hitting the slab, grey-green organic growth on the shaded north side, oil and transmission drips in the parking area, and a general field-silt film everywhere else.

Rust Is the Star-Specific One

The orange staining on driveways here is almost always iron from the irrigation system. Untreated canal water carries dissolved iron, and every time a head throws onto the slab and dries it leaves a trace. Over a season that builds into the orange fan pattern you see radiating from the sprinkler. Pressure alone does not remove it — you can blast that slab until you etch the surface and the rust will still be there, because it is a chemical stain, not a layer of dirt. It needs a dedicated rust remover with proper dwell time and a full neutralizing rinse. Anyone who quotes you rust removal as a pressure job has not looked at it closely.

Right Pressure, Right Surface

Pressure washing at $0.20 per square foot covers driveways, walkways, patios and approaches. Broom-finished concrete tolerates real pressure. Pavers do not — too much pressure blows the joint sand out and leaves you with a settling problem and weeds by midsummer. Stamped and colored concrete needs a lighter touch again, because the sealer is the finish and once you cut through it the color goes patchy. We also mind the transition where flatwork meets siding and landscaping. We use a surface cleaner rather than a wand on open areas, which is what prevents the striped, zebra-pattern finish you get from an overlapping wand pass.

Construction Fallout and New Concrete

Fresh concrete needs time before it sees real pressure — curing is not finished the day the forms come off, and an early aggressive wash can leave permanent surface damage. On a lot that is still finishing, we also deal with mortar splatter, paint overspray and concrete slurry left from the build, all of which behave differently from ordinary dirt.
