Driveways on Warm Springs Mesa run at a pitch, and most of them are broom-finished concrete poured between the seventies and the nineties. What stains them is not city grime. It is pale decomposed granite silt washing down off cut banks and landscape beds every time a storm crosses the Boise Front.
The dirt that dulls concrete up here is not the same dirt that lands on a flat bench lot in west Boise. It comes off the Boise Front, decomposed granite out of the Idaho Batholith plus whatever the Table Rock sandstone cap sheds, and it is angular, because no river ever rounded it off. On a broom-finished slab those grooves are about the width that grit likes. A garden hose pushes the top layer around and leaves the rest packed in the ridges, which is why a driveway can look worse a day after you rinse it: the high spots dry light and the loaded grooves stay dark. We pull it with a rotary surface cleaner at moderate pressure, overlapping every pass so the finish comes out even instead of striped, then chase the silt out of the control joints rather than into the next slab down.
Off Shaw Mountain Road and the streets climbing toward Table Rock, the driveway is usually the steepest surface on the property, and everything we lift runs downhill whether we plan for it or not. That means silt into the garage threshold, a gray fan across the lower patio, or a slurry line straight at the downhill foundation. So we work top down, in sections, and keep a rinse ahead of the dirty water so it never gets a chance to dry twice. Xeriscaped beds get a look first, because a wand held wrong will carve a trench through decomposed granite landscaping in about four seconds. Mesa lots step, so almost every property here has block or poured retaining walls holding a pad or a driveway turnaround in place, plus a run of concrete steps down to the door. Two things show up on that masonry: the same granite film that hits the flatwork, and efflorescence, the chalky white bloom that comes from moisture moving through the block and carrying salts to the face. We wash walls and treads at low pressure, closer to a soft wash, because a fifteen-degree tip run across old block will erode the mortar joints and leave you with a repair instead of a cleaning. Steps get extra attention on the nose of each tread, where grit collects and turns slick after a rain.
Efflorescence is the honest one. We can take the bloom off a retaining wall, but if water is still tracking through the block from the uphill side, it comes back, sometimes within a season, and no amount of pressure changes that. It is a drainage fix, not a washing fix. Same story with a few others: rust from an irrigation head is a mineral stain that needs a rust-specific treatment, not more PSI. Oil that soaked into a twenty-year-old unsealed slab lightens but rarely disappears. And a driveway already pitted from years of winter ice melt on a north-facing pitch is spalled, which means the paste is gone and the aggregate is loose. We wash it gently and tell you so, instead of blasting it and handing you a rougher driveway.

It can, if someone runs high pressure at it. That flaking is spalling, usually from years of ice melt on a shaded hillside driveway, and the cement paste holding the top layer is already gone. We drop pressure and use a surface cleaner so we are lifting dirt instead of loose aggregate. It will come out cleaner and still look worn, because it is worn. We will tell you that before we start rather than after.
Not with pressure alone. That is iron staining bonded into the concrete, and washing it just makes the clean concrete around it look brighter by contrast. It needs a rust-specific treatment applied and dwelled, which we can do as an add-on. Worth knowing: if the head keeps hitting the same spot, the stain returns. Adjust or swap the head and the treatment lasts.
Downhill, which is why we plan it. We work in sections from the top of the driveway down, keep clean rinse water moving ahead of the silt, and direct discharge toward a gravel bed or the street gutter instead of a neighbor's pad below. If your property shares a drive apron or drains across a fence line, point it out at the walkthrough and we will set the route before we start.
After, if you are only doing it once. Ash from August and September smoke settles on flatwork, picks up dew overnight, and gets ground into the surface by tires and shoes. Yes. Pavers get lower pressure and a wider tip, because a narrow tip blows the joint sand out and you end up with shifting pavers and weeds within a year.
