The mesh on these houses is factory-new, which is the good news. What it is filtering is not: alongside ordinary airborne dust, an active build phase puts drywall powder, stucco overspray, paint mist and mortar fines in the air. Drywall dust is the problem one in mesh, because it goes to a thin paste the first time it gets wet and then dries hard in the weave. A garden hose will not touch that, and it gets harder the longer it sits.
Horizontal sliders on these builds run a groove at the sill that catches fines, pollen and silt, and once it packs the panel starts to bind and the track stains — with the weep holes at the end of it plugged, so water sits where it should drain. Putting a freshly washed screen back over a packed track just hides the problem until the slider stops moving smoothly. Clearing that groove by hand is part of the job here rather than an add-on.
