Clean a screen when the mesh is intact and the frame is square. Replace it when the mesh is torn, brittle, creased, or mineral-crusted, because no cleaning method reverses any of those. That one distinction decides almost every screen on a house, and checking it takes about five minutes per screen.
Cleaning earns its money when the only problem is material sitting on top of intact mesh: dust, pollen, cottonwood fluff, smoke ash, spiderweb, pet hair. All of that comes off, and the screen goes back to work for several more years. Replacement is the answer the moment the mesh itself has changed state, meaning a hole, a tear, a permanent crease, strands that snap instead of flexing, or hard-water scale bonded into the weave. Square: measure both diagonals, and more than an eighth of an inch of difference means the frame is racked and will not seat in the track. Chalk: drag a white cloth across aluminum mesh, and gray-black residue means oxidation. Corners: wiggle the plastic corner keys, because cracked keys make the whole frame a hinge.
This is the part that costs us money to say plainly. Cleaning does not close a tear. It does not pull a crease out of aluminum mesh, because that metal has already yielded. It does not stop chalked aluminum from hazing gray again within a season. It does not remove paint overspray. It does not restore fiberglass that has gone brittle from years of direct sun. And it does not take off hard-water scale that has bonded to the strands: the acid strength and scrubbing that would move it strips the vinyl coating off the mesh and shortens the screen's life more than the deposit does. So we do not sell that. Sprinkler overspray is the single biggest screen killer in this valley. Local water runs roughly 10 to 13 grains hard, and a head that clips the bottom of a west-facing screen every night is depositing minerals into the weave a few hundred times a summer. Adjusting the arc costs nothing and saves the screen. On top of that: cottonwood seed in late May and June mats into mesh, wildfire smoke drops fine ash in August and September, and new construction in Meridian, Kuna, and Star throws silt for a couple of seasons. Sun does the rest. At Boise's elevation and clear-day count, vinyl spline usually goes brittle at eight to twelve years, and fiberglass mesh on south and west exposures fails at seven to ten years while the same mesh on a north wall goes fifteen to twenty. Pulling screens off in October buys back winter light and stops the UV clock for five months, for free.
Never pressure wash a screen. A 1,500 PSI tip at close range will blow mesh clean out of the spline groove or shred fiberglass outright, and no amount of standing back makes that a good idea. Label each screen with painter's tape and a number matching its window before you pull anything, because screens are built to about a sixteenth of an inch and are not interchangeable even within the same house. Lay them flat on grass or a tarp, never leaned against brick where a gust can fold the frame. Use a soft-bristle brush with mild soap or plain deionized water, then rinse with a fan nozzle at ordinary garden-hose pressure, roughly 40 to 60 PSI, from about eighteen inches back. Do not do this below 40 degrees, when vinyl spline stiffens and pops out of the groove. Let them dry fully before reinstalling. Once a year is plenty.
