Do You Need to Be Home for Window Cleaning in Garden City?

The short version, and why Garden City isn't generic

Every city on our route gets the same core answer: you don't need to take time off for exterior window cleaning. What changes is what counts as 'the yard.' Garden City's older half — 1950s-70s ranches and roadside cottages near Adams Street and the river bottom — has a normal side-yard gate like anywhere else. The newer half, concentrated in the Waterfront District and the Surel Mitchell Live-Work-Create District, is three-story construction over hardscape decks with almost no yard at all, cleaned entirely with a pole from the ground or a walkway. And in between, larger river- and pond-front lots in Riverside Village and The Plantation add gated side yards and shared shoreline access into the mix. The Waterfront District and Surel Mitchell: no yard, no gate, mostly no interior access

Most of the upper-floor glass in the Waterfront District and Surel Mitchell buildings is large fixed picture glass in black-aluminum-clad frames that doesn't open at all — there's no sash to unlatch, no screen to pull, nothing a homeowner could reach from a chair. That's actually the simplest access case in Garden City: we work water-fed carbon poles from the ground or the walkway, reaching past the third floor without setting foot on a deck or a patio slab. Lots here run narrow and close to the irrigation ditch, so there usually isn't room to foot a ladder anyway. Ground-floor units that do have operable windows can be cleaned inside and out if you want that, but the upper floors are exterior-only by default since there's no interior access point to speak of.

The Plantation and Riverside Village: pool gates and shared shoreline, not a community gate

Garden City doesn't have a subdivision-wide gated entrance with a keypad or a guard shack. What it has instead is individual property gates on the larger river- and pond-front lots in The Plantation and Riverside Village, usually around a pool or dock deck on the water side rather than at the street. If your lot backs onto one of the shared internal ponds rather than the open river, some sections carry an HOA-type rule about shoreline access between neighboring lots, which mostly affects where we park and which gate we use, not the cleaning method itself. We don't need access through the golf course or any club amenity to reach pond-facing glass — just a cleared path from the driveway to the water side and a gate left unlatched or a code given ahead of time.

Adams Street and the older ranch stock: simple side-yard access

The older, narrower lots near Adams Street and the river bottom hold low, single-story homes with small aluminum sliders and wood-sash windows reachable by hand or a short pole from the ground — no ladder needed on most of these. Driveways here sometimes double as parking for a work trailer or a second vehicle, so we plan truck and hose placement before we knock rather than after. Side-yard gates are common and occasionally narrow. If a gate is locked or parking is tight, tell us at booking and we'll route the job accordingly. This is a straightforward case: one gate, no community layer above it.

Dogs, tree cover, and what a locked gate costs you

Mature cottonwoods and landscaping on the older lots mean root heaves and low branches that change where a ladder can go, and dogs show up across every lot type in Garden City, from an Adams Street cottage to a Plantation acreage lot. Crews won't enter a yard with a dog loose in it, so put the dog inside or in a kennel before the appointment window opens. A locked gate is different: we won't hop a fence or force entry, so a locked side gate or pool gate means that section of the house gets skipped for the visit. None of this requires you to be home, just someone who can unlock a gate or hand off a code beforehand.

What to leave for the crew

Screens on ground-floor, sash-style windows come out from the exterior track and clean free once a year on membership, no entry required — the upper floors in the Waterfront District and Surel Mitchell simply don't have screens to speak of. Before your slot: note which gate leads to the water side or the backyard, where the dog will be, and whether a shared-pond access rule applies to your lot. Next-Day slots are usually open, and once access is sorted the first time, it carries forward for every visit after.
