Most Treasure Valley homes need gutters cleaned twice a year: once in late spring after the elm and cottonwood seed drop, once in mid to late November after the leaves finish falling. Homes with nothing overhanging the roof can hold to one November visit. Skip that one and freeze-thaw does the damage.
Walk the perimeter and count the deciduous trees whose branches reach within about ten feet of your roofline. Zero, and one cleaning a year in November is genuinely enough, so do not let anyone sell you four. One or two, and you want twice a year. Three or more, or any pine or spruce hanging over the roof, and you belong on a three-visit or quarterly rhythm, because needles shed year-round and mat into a plug that water cannot push through. That framework works with any company you hire. Two things adjust it. Gutter guards cut frequency but do not remove the job; fine grit passes through and needles dam on top of the screen. And a house sitting downwind of open field or active construction picks up enough dust that the bottom of the trough builds a sludge of dirt and shingle granules, which holds water with no leaves in sight.
The most common mistake here is booking the fall clean too early. Valley maples, locusts and elms are not finished dropping until the first week of November in most years, so a gutter cleared on October 5th is packed again by Thanksgiving and you paid for one visit and got zero. Mid-November through the first week of December is the window: after the drop, before the first hard freeze locks the debris into the trough. Spring is the visit people skip entirely. Siberian elm seeds come down through April and May by the million, cottonwood fluff follows, and they pack a gutter as tightly as leaves do. They just do not pile up on the lawn, so nobody notices until a June thunderstorm finds the clog. If you only do one visit, do November. If you do two, do late May and mid-November.
A clogged gutter in July is a nuisance. The same clog in January is what costs money. Water sits in the trough because it cannot reach the downspout, the night drops into the 20s and it freezes solid, the afternoon climbs into the 40s and part of it melts, and that cycle runs for weeks. A five-inch K-style gutter carries roughly a third of a gallon per foot, so a 30-foot run frozen full is close to 90 pounds hanging on hangers that were sized for a passing rainstorm. Spikes work loose from the fascia, seams and end caps split as the ice expands, and the run takes a permanent pitch the wrong direction. The overflow still has to go somewhere: down the fascia and behind it, back under the first course of shingles at the eave, and onto the walkway below, where it refreezes into a slick nobody sees at 7 a.m.
You can diagnose most of this from the ground. Stand across the street and sight down each run: a section that dips or leans away from the fascia is carrying weight it should not be. Look at the fascia board and the siding directly under the corners for dark vertical staining, which is overflow tracking down the house. Anything green growing in the trough means standing soil has been sitting there at least a season. After a rain, check the ground under each downspout; dry soil under a downspout means the water never got there. Then, if a ladder is something you can use safely, run a hose into the far end of the run and watch. Water should reach the outlet and exit the bottom of the downspout within a few seconds. If it pools, the clog is in the downspout, and scooping the trough will not fix it.
Gutter pricing is simple enough that the real difference between quotes is scope, not the number. Ask whether downspouts get flushed and confirmed flowing or the troughs just get scooped, because a clean trough over a plugged downspout still overflows in the first storm. Ask where the debris ends up, since bagged and hauled versus raked into your beds is a real difference in what you do afterward. Ask whether loose debris on the roof itself, in the valleys and behind the chimney, gets cleared, because that is what refills the gutter in the next wind. Ask for proof of insurance in writing before anyone leans a ladder on your house. Ask whether two-story work is the same rate or an upcharge, because a low first number often changes there. On a two-story, ask for before and after photos, since you cannot verify the work from the ground.
