What is actually on the glass after a build

Six things show up on new glass, and they behave differently. Factory labels and their adhesive, which turn to varnish after a few weeks of west-facing sun. Latex paint overspray, usually a fine speckle you feel before you see it. Solvent-based paint and lacquer from sprayed trim, which is harder. Stucco, mortar, and concrete slurry splatter — the most urgent of the group, because cementitious splatter is strongly alkaline and starts working on the glass surface once it gets wet and sits. Silicone and caulk smears from glazing and trim, which no solvent removes cleanly; they come off mechanically or not at all. And drywall dust bonded into a film by the first sprinkler cycle or rainstorm. A standard wash touches none of that. Post-construction glass is a debris-removal job with a wash at the end, which is why it runs two to four times the labor per pane.

The scratch problem nobody warns new-build owners about

Tempered glass — the safety glass required in and beside doors, in bathrooms, and in large or low panes — sometimes leaves the factory carrying fabricating debris: microscopic glass particles fused to the surface in the tempering furnace. Run a razor across a pane like that and you drag those particles, turning one label into a set of arcing scratches nobody can polish out. Glass manufacturers' own cleaning instructions warn about this, and it is why scratch disputes on new builds get ugly: the scratch appears during cleanup, but it was made possible in the furnace months earlier. The defense is boring and it works. Find the permanent stamp etched into a corner to identify which panes are tempered. Soak first, never dry-scrape. Test a discreet two-inch patch on every glass type in the house, then inspect that patch at a low angle against the light before touching anything else.

When to schedule it: two clocks are running

One clock says clean late. Glass should be done after stucco, paint, drywall, flooring, and final trim, or you pay for the same window twice. The other says clean early. Label adhesive gets harder every sunny week, and alkaline splatter from stucco or a concrete pour can etch glass permanently if it sits through a wet spell. The workable answer on most Meridian and Star builds is to pull the manufacturer labels and knock the heavy stucco off within days of those trades finishing, then book the full interior-and-exterior clean once the last dusty trade is out, a few days ahead of the walkthrough. If the punch list will send painters back in, say so when booking so the clean lands after them. One clean at the right moment costs less than two at the wrong ones.

How a post-construction pane actually gets cleaned

The sequence is unglamorous. Photograph existing damage before anyone touches the glass, because on a new build the question of who scratched a window gets expensive fast. Identify the tempered panes by the corner stamp. Test-scrape a small patch on each glass type and inspect it under raking light. Flood the pane and keep it wet — a dry blade over one grain of grit is how a spot becomes a twelve-inch scratch. Lift the bulk of stucco and mortar with a plastic blade or a wood shim rather than steel. Soften labels and latex overspray under water, then work them at a low blade angle where the test allowed it. Mask frames and gaskets before any acidic or solvent product goes near them; vinyl, anodized aluminum, and fresh paint all mark. Finish with a rinse of 100% pure deionized water and no soap, so nothing is left on the surface to catch the next round of jobsite dust.

What it costs and how it gets quoted

Ask whether they photograph pre-existing scratches before starting. Ask for a certificate of insurance sent by the carrier rather than a screenshot, and check that the coverage fits a house full of new glass. Ask what they will refuse to attempt.
