How Deionized Water Actually Cleans Glass, and Where It Does Not

Deionized water cleans glass because there is nothing dissolved in it to leave behind. Strip out the calcium, magnesium, sodium and silica and what dries on the pane is nothing at all, no soap, no squeegee, no film. Here is the chemistry, why adding soap makes it worse, and the jobs where pure water fails.

The short answer: it is what the water does not contain

Every spot you have ever seen on dry glass was dissolved in water first. Tap water is a solution, mostly calcium and magnesium carbonate plus sodium, sulfate, chloride and dissolved silica, and when the water evaporates those solids stay on the pane. A TDS meter reads that load in parts per million. Most Treasure Valley taps run 150 to 350 ppm. Deionization takes it to 0 or 1. Water that pure can dry on hot glass in direct sun and leave nothing, because there is nothing in it to leave. That is the whole mechanism. Pure water is not a stronger cleaner the way a degreaser is stronger; it is a rinse that vanishes. There is a second effect worth knowing. Water stripped of ions is badly undersaturated, so it pulls dissolved solids off a surface faster than tap water does. Purity is both why it rinses clean and why it lifts old film.

The ion exchange, step by step

Deionization is a swap, not a filter. Water runs through resin beads roughly half a millimeter across. Cation resin, charged with hydrogen ions, trades them for calcium, magnesium and sodium. Anion resin, charged with hydroxide, trades for bicarbonate, chloride, sulfate and silica. The hydrogen and hydroxide released find each other and become more water. Mixed-bed resin does both in one vessel, thousands of times over as water travels the column, which is why mixed bed reaches a true zero while separate beds usually stall around 10 to 20 ppm. Capacity is finite and the math is unforgiving. Standard mixed bed holds about 20,000 grains per cubic foot, and usable gallons is roughly 342,000 divided by your feed TDS. At 200 ppm that is about 1,700 gallons per cubic foot. At 100 ppm, about 3,400. Resin runs $130 to $200 a cubic foot, which is why serious rigs put reverse osmosis in front to strip 90 to 98 percent first and stretch resin life close to tenfold.

Why adding soap makes the finish worse

Surfactants work by staying on the surface. They lower water's surface tension so the film relaxes and drains instead of beading, which is useful right up until you drag that film off with a squeegee blade ten seconds later. Pure water rinsing has no squeegee stage. The water sheets, runs off the bottom rail and evaporates on its own, so anything added to it is still there when it dries. Soap residue dries to a faint tacky haze that grabs pollen and dust within days, which is why soaped glass left to air dry re-soils faster than glass nobody touched. Pure water, at about 72 dynes per centimeter, beads harder than soapy water and looks wrong while you are working the pole. It does not matter. A bead of zero-ppm water dries to nothing. Soap earns its keep on real grease: restaurant exhaust film, cooking residue, road tar. Use it there, then squeegee it off.

How to tell the water is actually pure, and the silica trap

Ask for the meter. A TDS pen held at the tank should read 0 to 2 ppm on a healthy mixed bed. Between 10 and 30 you get faint spotting on dark glass in sun. Above that, someone is wetting your windows with mildly improved tap water. Two things fool people here. First, a TDS pen does not measure solids; it measures conductivity and multiplies by about 0.5. Silica is only weakly ionized and barely conducts, so it can break through a tired resin bed while the meter still reads 002, and silica is exactly the contaminant that spots worst and eventually etches. Spotting that comes back while the meter looks fine means a resin change, not a technique problem. Second, pure water absorbs carbon dioxide from the air within minutes and drifts to pH 5.5 to 6, about the same as rainwater. That is normal, and it is harmless.

Where pure water does nothing for you

Pure water dissolves and rinses. It does not cut, etch, or remove anything already bonded to the pane. Hard-water spotting left through a couple of Idaho summers is no longer sitting on the glass. Calcium has driven into the surface and dissolved silica has reacted with the silica in the glass itself. Early-stage film comes off with an acidic gel or a cerium oxide polish, which is glass restoration, a separate job at a separate price. Late-stage etching is physical damage to the pane and is not fixable at any price. Anyone promising otherwise is selling a polish that will haze the glass instead. A fogged double-pane is a failed seal, with the moisture between the panes where nothing reaches. Paint overspray, stucco splatter and construction silica need a blade and a trained hand. Interiors are not a pure-water job either, since you cannot flood water down a wall, so inside glass is still soap, microfiber and squeegee.

What this means in the Treasure Valley, and when not to hire us

Snake River Plain groundwater is calcium-bicarbonate hard and carries real dissolved silica, the ingredient that turns neglected spotting from ugly into permanent. High feed TDS also burns resin fast, so purified water costs more to make here than in a soft-water city. The bigger local problem is irrigation. Plenty of valley yards push untreated canal or well water through pop-up heads, higher in solids and carrying silt, and glass hit nightly will spot again in weeks no matter who cleaned it. Rotating a sprinkler head ten degrees is free and beats any service you can buy. We also do not run pure water below about 35 F, because it ices glass and walkways, and past 95 F we chase shade, since hot glass dries faster than the rinse can sheet. What costs us money to say: most valley homes do not need Monthly. Quarterly is the right interval unless you back a field or a gravel road, and it saves $100 per cleaning.

What TDS reading counts as spot-free?

Under 10 ppm is spot-free in practice, and a healthy mixed-bed system reads 0 to 2. Between 10 and 30 you will see faint spotting on dark glass in direct sun. Above that you are washing windows with slightly improved tap water. Any crew claiming pure water should hand you the meter and show a live reading at the tank, not quote a number from memory.

Is deionized water the same as distilled or reverse osmosis water?

No. Distilled water is boiled and condensed, which is pure but absurd at sixty-plus gallons a house. Reverse osmosis pushes water through a membrane and removes roughly 90 to 98 percent of dissolved solids, which is not enough on its own to dry clear. Deionization ion-exchanges the remainder to zero. Most professional rigs run RO first and DI as the polish, because that pairing costs far less per gallon than DI alone.

If the water does the cleaning, why does the tech still scrub with a brush?

Because water cannot remove what it never touches. The brush breaks the bond between soil and glass and lifts it into suspension, and the water carries it off and then disappears. Soft boar and nylon bristles clean the frames, tracks and grids on the same pass, which a squeegee cannot do. The last move matters most: pull the pole back and let the final rinse sheet down the pane in one uninterrupted pass, top to bottom.

Can I just do this myself?

Often yes, on a single-story house. A small DI vessel and a water-fed pole run roughly $300 to $600, and refill resin is $130 to $200 per cubic foot. On 200 ppm feed water that resin makes about 1,700 gallons, which is years of cleanings for one home. The real limits are second-story reach and ladder work, which is where DIY window cleaning actually goes wrong.

Why do my windows still look spotty after a pure-water clean?

Four usual causes. Spent resin, which the meter answers in seconds. Sprinkler overspray re-depositing within days. Etched glass, where the marks are in the surface and were there before anyone arrived. Or the interior side is dirty and the exterior is getting blamed for it. Stand at an angle to the pane and touch the inside surface with a fingertip. That tells you which side the problem is on.

Is pure water safe around plants, paint and window seals?

It is gentler than soapy water around landscaping, since no surfactant runs into the beds. Deionized water absorbs carbon dioxide from the air and drifts to pH 5.5 to 6, roughly rainwater, which is harmless to paint, seals, screens and anodized frames.
