Mineral Is the Half You Cannot Rinse Off

The mineral on Avimor glass does not come from the sky. It comes from the New York Canal system and the Boise Project, which delivers untreated surface water to the sprinklers on a separate line, and it is compounded by treated river and well water that is hard by any standard, which is why fixtures here scale even where sprinklers never reach the glass. Every irrigation cycle that reaches a window deposits a little silt and a little dissolved mineral, and every evaporation concentrates what is already there. Over a season it bonds; past that it begins to etch the glass itself. This is why an ordinary wash looks fine on the day and hazy again within weeks — the deposit was never removed, only wetted. Deionized water dissolves it rather than redistributing it.

Because Avimor is new ground, the first cleaning is a construction clean rather than a maintenance clean, and it should be priced and scheduled as one. Masonry fines and stucco splatter bond harder the longer they sit through irrigation cycles, so waiting makes it worse rather than easier. Foothills Grit and the Winter Inversion

Boise glass carries something the rest of the valley does not: foothills grit. Decomposed granite off the slope is sharp and fine, it travels on the afternoon downslope wind, and in winter the valley inversion holds everything else down at ground level with it. Two things make Boise different from the cities west of it. The first is the foothills: decomposed granite is a sharp, fine grit, and on a downslope wind it reaches glass that no farm dust ever would. It is the reason we are careful about dry-wiping anything in the Bench and foothills neighborhoods — grit plus a dry cloth is how glass gets scratched. The second is the inversion. For weeks each winter the valley lid holds particulate at ground level, and it settles as a fine grey film that is not dirt in the ordinary sense and does not rinse off in a rain. Winter is genuinely a good time to have Boise glass cleaned, because the low sun angle shows every bit of it and because pure water does not freeze on the pane at the temperatures we will work in.

What We Do Not Do

We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen. We cannot remove etching, and we will tell you when that is what you have rather than selling a polish that will not change it. Cold-Season Cleaning

Winter changes the soiling rather than stopping the work. It is a good time to have glass done, because nothing new is being deposited and the result holds until spring start-up. What we will not do is pretend a cleaning fixes condensation: fog on the inside is a humidity problem, and fog between the panes is a failed seal.

Reaching the Upper Glass in Avimor

Homes here carry tall glass packages — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. We clean that from the ground with carbon-fiber water-fed poles wherever the elevation allows. Poles keep ladder feet off finished landscaping, out of window wells and off the roofline, and they let us rinse with pure water at height rather than wiping with whatever is on the cloth. Where a pole cannot do a clean job we ladder it properly. Both crews are fully insured.
