The Sprinklers Are Doing This, Not the Weather

Nearly every subdivision in Meridian, Biltmore Estates included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. the Boise Project Board of Control supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.

A 2026 Build Carries Construction Film, Not Just Dirt

Biltmore Estates is still filling in, and glass on an active build site carries what a finished neighborhood never sees: concrete and mortar splatter, stucco slurry, drywall compound dust and cut-masonry fines. Those are alkaline and mildly abrasive, which is the worst combination there is — wiping them with a soapy cloth grinds them across the pane and leaves fine scratching no later cleaning removes. There is usually label adhesive in the corners too. We soften and lift residue rather than scraping dry glass, and we check for tempered stamps before any blade goes near a pane, because tempered surfaces mark in ways annealed glass does not.

Screens Are the Usual Culprit

The most common call we get after a cleaning is that the windows still look grey from inside. Nine times out of ten the glass is fine and the screen in front of it is carrying a season of irrigation silt in the weave. Mesh is rough and holds far more than smooth glass does. Screen cleaning is a $50 add-on alongside a window service for that reason — pulled, washed flat, dried and reseated in the same openings.

What Removing Soap Actually Changes

Streaks are a soap problem. Surfactant residue left in the corners and along the frame line is what you see when low sun hits a window two days after a cleaning, and it is also what the next dust settles onto. Because we never introduce soap, there is nothing to leave behind. The glass sheets water off rather than beading it — that is the RainShield finish — and it is why a pure-water clean measurably outlasts a traditional wash here. It also lets us work in direct sun without racing evaporation, which matters in a Meridian July.

The Parts That Are Not the Glass

Exterior service covers the glass, the frame and the exterior sill. Tracks are where irrigation silt actually accumulates — it washes down the pane, settles in the bottom track and sets up like thin grout over a season. We clear that rather than cleaning the glass above it and leaving the track packed. Screens hold the same silt in the mesh, which is why a freshly cleaned window behind a dirty screen still reads grey from inside. We stay off the seal line with anything high-pressure or metal.
